A/C Installation

Interested in a house but it does not have central air. Can anyone give me a rough estimate on how much it would cost to install in a 2500 sf house with 4br?

10k for duct work/installation
2-3k miscellaneous





Eta: I have no experience or knowledge of hvac pricing other than my roommate just installed a new unit and last week had out duct work redone. That said, I would guess a rough estimate would as stated above

400 sf/ton

I would go with two units totaling 6.5 tons (depends on how the house is layed out)

equipment will run $400-500 per ton depending on SEER you get.

I have seen it go for $2,200 a ton. So if you with the 6.5 tons your looking at $14,300.00
Lots of variables that can change that price.

granted if you go for top of the line SEER (which will not give the paypack you think it will), you can see that kind of cost. Granted i get contractor rates, and bought a 5 ton, 13 SEER condenser/evaporator with gas heat for my parents for $2200 recently.

I just replaced (in september) all the ductwork, vents, and plenum (piece that sits on top of the blower to distribute air to ducts) in my new house and it was $2400 for 1900 SF.

Also, we added a central AC/heat unit to our last house (in 2009) and it was $8000 for entirely new install with 1300 SF house with a 3 or 4 ton unit.

If someone walks in to give you a quote and tells you 400 or 500 sq ft per ton, please show them to the door. The contractor should provide a manual j that does a load calculation on the home. Most people think bigger is better and it could not be further from the truth when it comes to comfort. You may still find some shade tree a/c guys with some old R-22 units they are selling for reduced prices but I would not buy them. In 2010 manufacturing of R-22 units was stopped and by 2020 so will the refrigerant. Make sure you are quoted at least a 14 SEER R410-a unit. There are so many variables it is tough to give a price without seeing. Do you have closet space for the plenum and a-coil? Is it an attic mount? 80% of an air conditioning systems life is installation. Brand names are really just a preference but if it was me I would make sure to find a very reputable contractor that provides a manual j, 500 micron evacuation, and all the necessary warranty details.

Last year had all the ducts, and inside, and outside unit replaced. 16 seer, and it ran $7500, but I got the units at cost from another source.

I am getting m bids together for a new house. Its a 2965 living area 2 story with a MIL apartment.I am going with 15 SEER heat pumps.I got bids from 16k to 19.9k for all materials and labor.Thats for a 4 ton and two 2 ton units.

About 5 years ago, I was looking at buying a 1,800 sq ft house with no central A/C. In my offer, I wanted to offer over list price with the proviso that they must install central A/C before the sale. The seller was interested and we got an estimate of about $15K for everything. So, I added the $15K to the offer I would otherwise have made.

We all thought the seller was going to accept, however, right before she accepted, she got an offer that would have cleared her $5K less than my offer but she took it anyway because she didn't want to go through the trouble of putting in the central A/C.

Yeah, listen to the guy about bigger not being better. Installed a 4 ton and 2 ton for a 2600 sqft new construction last year and the 4 ton doesn't run long enought. I can put just the upstairs 2 ton on and keep the doors open up there and it will maintain the whole 2600 sqft by itself in the middle of August.

Best bet is to get a dual compressor or a two speed compressor and variable speed air handler that will run at lower capacity when the temp gets close to set point. This keeps the A/C running longer and reduces humidity in the air. I've had a dual compressor unit for over 10 yrs now and it works great.

This setup is very efficient too. Higher front end cost but huge reduction is ongoing costs. I've done this in two different properties now with great results.

I'm looking into mini-split systems now. I have one in a MIL suite at home. It works well but was expensive up front. Can't tell how efficient it is but literature boasts long term savings. The MIL install was just convenient due to the particulars of location, sizing, and elimination of the need for ductwork in this case.

What brand did you use? I have been comparing several looking for the variable speed motor. I have only found it with American Standard model so far.

Almost all brands offer two stage cooling now. Trane, Carrier, and Lennox are a few that come to mind. It is all a preference and basically has a variable speed drive on the fan to keep a small amount of airflow going over the coil to really drop the humidity level in the house. If you have the money to burn then by all means it is a good feature but I would not lose any sleep over not getting it. Find the most reputable company and go with that.
