That may be true where you live but in many cities, like where I live, that affords typical suburbia around 1,500 square feet or a condo in the city around 900 square feet.

I have lived in Pearland for 18 years in two different houses. Was in Silverlake for Allison and Shadow Creek for Harvey. Did not flood either time.

looking at Google maps today, it shows some of flooding in the areas I was referring to. Obviously be careful, but I'd still take those areas. I've been living here or family here for about 30 years and those areas are not typically flood prone like this past time. With that said, at some point in your lifetime, I'd bet it will happen again before it doesn't.

Close to downtown and public schools, networking, living, etc. those areas are hard to beat. The houston area in general is prone to flash flooding so always choose wisely when deciding whichever neighborhood ir burb.

That's due in large part to the large number of Hispanics that are in Texas who came from 3rd world Mexico bringing down the average.

You're clearly in the first group, as are all of the other posters who offered suggestions about areas to look at. I appreciate your suggestions.

Some of the places suggested are pricier than what I can afford, others have schools that are a little worse than what I am looking for, but they are reasonable suggestions that are worth serious thought.

Yet despite several pages of good replies from Houston residents (or former residents), others think I am trying to make up some crazy net worth...that just barely lets me buy something within a 20 minute radius of downtown

My relatives bought a two story 6k square foot home in piney point back in 1976. House just sold for 2.1 million with the land and lake.

Throw condition 2 out of the window and be prepared to drive. You couldn't pay me to live inside the hell hole inner loop. In fact, I wouldn't live anywhere in Houston outside of The Woodlands area. Everything else is shite. I live in The Woodlands and can't wait to get the hell out of Houston.

Our house was off of W Gray & Shepherd.. no it wasnt on Lazy Lane or anything, but still a nice section of R.O... to be fair, it was a townhome, but other than the shared wall it was as nice as any 'home' home.. about 2200 sq ft and even had a yard, albeit small.. the location and proximity everything in the Loop was more than worth any tradeoff.

I live on the west side of Pearland. Address is actually Manvel, but I wouldn't suggest coming here over some other burbs. I meet all your criteria though.
