land included I think we would end up some where between 450k and 600k. traffic is not a concern at all. Would like to be 5 to 15 minutes from most stores and things to do (restaurants/ happy hour chill spot/ spots bars). Also would like to have a solid chunk of land. (half acre or more)

As it was already said, Old Mandeville and DT Covington are your best bet

Covington with a golf cart FTW. Here's a little video the mayor did a couple of weeks ago for WWL. Sidenote: I hear he posts on TD.com.

What does that even mean? At a private school? God bless whatever school you are sending your kids to that run you 3500 a year.

Great neighborhood. It's the OG really. My friend's family lived there in the 70's/80's half a block from the lake. Just sleepy, older, slightly overgrown, and discrete. From shack to mansion. Perfect neighborhood. Perfect location.
Older homes are being increasingly renovated and resold.

Bedico Creek off 1085 in Madisonville is what you want. They have nice size lots and in your price range. Not much traffic and 3 min from the interstate to get anywhere

Money Hill in Abita. There’s a listing @ $650K on an acre.

There needs to be a purge of everyone who moved to the Northshore after 2005.

You sir have said what I’ve preached for the last few years. Hoping by the end of my five year plan, to obtain 50 acres in that area!

Great neighborhood indeed
Lived there for Many years and sometimes I miss it but my spot here in Slidell has me better positioned to fish and hunt.

Not reading through 4 pages but let’s go.

People will tell you traffic is bad but moving from Metairie to here you should be use to traffic. It’s not any worse than Metry.

Old Mandeville and downtown Covington will be your best bets for bars and restaurants but you won’t find .5 acres and empty lots….at least not for under 600k.

Lacombe will get you close to old Mandeville and the land you are looking for but Slidell is slowly creeping west.

You can find larger lots East of 21 around the hospital and St Pauls, which would put you closer to DT Covington, but not much available to build.

If you give up being within walking distance or a 5 minute drive of those two areas you absolutely can get the .5 a lot and new build for under 600.
