I am a little bit older than you. Wife and I were born and raised on the NS and both families here. Headed out in the couple months. The traffic and people moving here have destroyed what made this place the reason everyone is moving here for. Honestly to get what you are looking for you are either going to have to go up on your price range a good bit or give up on the land and building. As it was already said, Old Mandeville and DT Covington are your best bet. With the road construction traffic is pretty much constant due to backup on 190 and the overdevelopment already has and will continue to cause flood problems for areas that have never had them before.

Honestly, if you like where you are at you might as well stay there. IMO the reasons for moving to the NS are no longer what you are still getting.


The crime in STT is picking up just not being reported, especially in western most area of the parish.

SPS, Hannan and SSA will all be 10k a year and NLC and CES are around that. About the same as South shore.

Did you move to West Texas? Of all the reasons to leave St Tammany, crime is the silliest. Having lived in Orleans and the Westbank I've yet to feel an ounce of concern about crime here.

Yeah, the answer is old Mandeville. Minutes to multiple stores, walking distance to numerous restaurants and bars, lakefront, Tammany Trace, etc.
The drive to and from downtown Covington is awful. Grew up here and now moved back to old Mandeville 6-7 years ago.

Not leaving bc of crime and you are right it is minimal, especially compared to the SS. I was just simply stating there is some on the NS.

Moving for more $ and better opportunity with the company I am with. That and the traffic now is as bad as just about any major city without the city perks.

If I am the OP I am finding some place in OldM or DTC, 600-700k he can find a pretty nice place.

The only area that avoids ALL of the traffic is the service road off 190. Beau Chene, CCC, Riverwood/River Oaks.

Good luck though. If you wanna buy land/tear down and build there you better break out the check book.

I’m about to do the same. My rents have a bunch of land in covington. There are still lots and new hoods coming up not far from them.

But they are 8 miles to the closest grocery store.

Traffic also depends on when and where you are coming from. There are days I make it from dtown covington to the causeway in no time at 5:30pm, but not so much from Black Friday to New Years.

But coming the other way from the causeway is always a nightmare. I’ve seen that bitch backed up from 12 to 610 in New Orleans.

He’s 15 years away from caring about high school. Unless he’s planning for this to be hid final resting spot, I would not worry about that.

I think he should consider looking over by Ponchatoula/Springfield/Hammond. That matches his price range, lot size, ease of access to oilfields, etc.

True, especially if your kid's into date rape or rummaging through cars. You just don't get the same opportunities at CHS or Fontainebleau.

Start your search in Old Mandeville going north to Abite and I would focus east of 190 from Mandeville towards Lacombe. The only thing west of 190 I would look in would be the east side of Beau Chene or along West Approach.

I live in downtown Covington, but I think somewhere in Madisonville is what you need. Land is available. Hell I have a six acre lot in a beautiful subdivision (Claiborne Oaks) in Madisonville that I can’t give away (under 100k).

Construction costs might be your issue.

ETA this subdivision (and many other inexpensive large lots) are within two miles of the drawbridge in Madisonville.
