re: Looking to move from Metairie to the North shore. Any advice on specific areas to land at?

I would just stay in Metairie if that was the case. I want be able to chip around with a sand wedge in my yard and have room to build a 40x 40 shop in the back yard. I'd say the distance from things to do is the most flexible. I say all that while keeping in mind we obviously would like to slide in to the good public school area.

It's so much fun sitting in traffic on 22 for 45 minutes to an hour to travel 2 miles.

Sheeeit 3-5pm on da nort shore is bonkers. Took me over an hour to get to our Christmas party one year and it was only a few miles down 190 from our office

Yeah at least 1 day a week takes me 45-60 mins to get from downtown Covington to 22 heading towards Madisonville. I couldn't imagine being one of those poor folks that live closer to the bridge.

Go live towards Lacombe and just see how far you can get out while being in Lakeshores district and you probably can be more land that way too.

I'm picking up the drift here.... traffic blows. With my work schedule I can for the most part take care of errands and whatever else in non rush hour periods. I'm getting a bunch of give up that dreams but not a lot of look here's. Where are people flocking to currently. If you guys could pick anywhere to build a house and accommodate those wishes, where would you look? Price is really flexible honestly.

You want a good public school district so you have Mandeville and places like Madisonville and Lacombe that has access to a Mandeville high school. Theres Mandeville, Fountainebleau and Lakeshore.

Highway 21 between Madisonville and I12 never has much traffic. Finding a lot to build on would be his biggest issue. Maybe some lots off 1077 between Madisonville and I12. All of that area is ~10 minutes from any store he needs. Probably further for bars (downtown Cov or Mandeville lakefront)

Said traffic was not a concern, but wanted an acer and not to far out. Checks all the boxes.

The traffic issue is completely overblown if you have a flexible schedule. And it will get better when the I 12 project is done.

The new Mandeville code is if you buy a house up here you have to persuade three transplanted families to move back south if the lake.

Oil field and no traffic concerns mean you must work offshore, not a M-F. I can tell you’re not interested in private school because of what it typically costs in New Orleans. You can get a lot of house for half of that 600 in southern Washington parish. You’ll never come close to spending that other 300k on private schools in WP. Usually runs 7k a year tops for private schools up here

I only mention that because no one else has and the option exists.

Within the confines of Old Covington(actual city limits) is very hard to find right now. Vacant lot prices have increased greatly and there is a lack of buildable lots for sale. It is very Mayberry like and you don't have to cross anything called 190 to get what you absolutely need.

It is the ONLY place on the Northshore with banks, a grocery store, and a hospital that are within a mile of each other without having to get on highway or service road.

The influx of people buying and building in Folsom and Lee Road has increased as well. There is still land to be found to build if you want to. 15 minutes from Downtown Covington but traffic on Lee Road and Hwy 25 is getting worse all the time.

Military Road is also a great residential corridor with some beautiful old estates.

Old Mandeville South of Monroe from the Causeway to the Lakefront is also in high demand. Not as self sustaining as Old Covington but not bad.


Depends on what you're after but Old Covington is best bang for buck for families. Just about a mile or less from Acquistipace's and you'll do fine. West 20's is great as Silk Stocking district (Jahncke corridor).
