Demographics seem to be changing all over BR, not just in the aforementioned area.

If I could overlord BR, I would turn Cortana in to the Louisiana version of MIT in hopes of turning the city into a software economy.

The rest of baton rouge has not changed like that area has. It has completely changed. Like night and day.

Truth right there. I have never even seen a Chick Fil-a that wasn't crowded almost the entire day. The two closest to my house get so back up the cars line up in the street. It's insane.

Go drive down Coursey and Sherwood Forest. Jones Creek and Shenandoah. I could go on and on. It's changing rapidly.

Geez, how sheltered are you? Are you kidding me comparing the Coursey/Jones Creek/Shenandoah area with the areas along Florida Blvd east of Airline? Got out of here with that nonsense.

Not to bring too much sunshine into your day but, property values are at all time highs near this area (Tara, Old Goodwood, Mid-city)...I mean there is a 4 (or less) month supply of homes in BR, which is indicative of a very strong sellers market. Prices are going up quickly on the "bad" side of Florida Blvd as well. Most of Broadmoor and parts of Sherwood are showing positive signs of coming back strong or sustaining value. Flood maps work heavily in Broadmoor's favor as there are not many parts of EBR parish that can say they are 100% high and dry.

Several brand new massive corporate structures have gone up recently on land adjacent to Cortana. I read that the mall management will try to retrofit the building for businesses similar to Virginia College or companies that need space. Eventually I see that land becoming too valuable to just sit there and it will be re-developed into something fitting.

That said, the Fed Gov is hellbent on spreading the crap around (especially to wealthier zip codes) so don't think any area is safe from section 8. This has been going on for the past 20 years in fact. If anything I would gamble my money on parts of the inner city coming back and areas like Dutch Town fading out in 5-10 years for this very reason.

Tell me how on earth you think Lake Sherwood, Coursey, Stumberg and Shenandoah areas are like they were 15-20 years ago. They're not.

Can some of you BR parents help me out with something I heard about Cortana in 90s, 00s and even 10s:

Cortana has/had the only free indoor public (not fastfood) playground in BR. Many moms would take their kids their during rainy weekdays.

I heard this from a very skillful player looking for single/lonely mothers.

Spent the better part of my childhood there.

That said, I'm bullish on the residential aspects of the area. The demographics in the area are solid and trend Middle to upper middle class white South of Florida and Middle class Black and Asian North of Florida in Villa Del Ray, Goodwood Homesites and The Melrose Place neighborhoods.

I have invested in the area so I may be a bit biased, but I've researched and observed the area a ton over the past 5-6 years and see no reason to think the area is going to shite...even though yes, I agree with many here that the area isn't and never will be what it was again.

I'm seeing spillover from younger families, single professionals and fixer upper types who like the area but can't afford the $300,000 - $500,000 starting ranges found in Tara and Old Goodwood.

Worked there. And spent many a Friday or Saturday there as well.
