Yea screw appreciating home value. Let's move to Walker and have Billy Joe trailer park with 5 ft tall grass, pink flamingos, and a beat up mustang gt on blocks brightening up the neighborhood.

I live in Walker and my neighbors take way better care of their yard than anyone I ever lived near in BR.

I used think this. Can't beat it now though when it comes to resale.

Yep I live there. love the neighborhood for the most part. Pretty quiet, normal neighbors. Easy to get pretty much anywhere in BR. Downtown is kind of a pain though. Did have some problems with kids from Gardere breaking into stuff a couple years ago but EBR sheriff station is 2 mins away on Burbank, they stepped up patrols big time and caught the kids doing it. No problems since, and there is a steady EBR sheriff presence due to proximity.

Area is starting to develop more, but there is not a lot nearby for restaurants and anything remotely night life. A good family atmosphere type restaurant (not a chain or fast food) would do wonders for the area. It's a good mix of older people and young professionals with younger kids. Overall I would definitely recommend it.

Pros: Nice neighborhood, friendly, pool/tennis court/common areas well kept, not far from Perkins Rowe/Mall of Louisiana, Burbank (at least for now) acts as a good low-traffic alternative for the interstate going into downtown or East towards New Orleans, dues are reasonable ($360/year)

Cons: The Burbank/Bluebonnet intersection appears to be developing to meet Gardere demand (Walmart, Goodwill, Racetrac...), could really use a family Restaurant that can double as a local watering hole, Burbank is infilling so traffic will probably get worse heading into downtown in coming years, still in EBR so public schools of course are an issue, and that 30MPH speed limit on Bluebonnet is a pain

Pretty much all of this.

Can somebody please build a neighborhood bar and grill behind the Racetrac. There's only so many times I can eat La Carreta.

We've lived in our current house there since 2009. Great neighbors, quiet, no issues.

I believe they are going to build a Perkins Rowe like center on the corner of Bluebonnet and Nicholson.

This. I swear I eat Carretas at least twice a week

ETA: Does anyone know the rules regarding fishing in the lakes? It was my understanding that there is a 20 foot servitude around each lake where residents can fish. However while I was fishing Sunday this bitch came out and called the cops on us. She didnt even ask us to move or anything.

I personally have not had this problem although I have heard about it. Breaking into unlocked cars is unfortunately something that happens in all but the most gated secure neighborhoods anywhere. I don't consider this a real major issue. Teenagers gonna teenage.

The home break-ins a couple years ago would be enough to make me move elsewhere if it was an ongoing problem. That problem has been fixed.

To the poster complaining about the racetrac…I feel ya bro. An upscale shopping center with a family restaurant/watering hole would up property value so much it wouldn't be funny. But, this is BR so not surprised we get an "upscale" racetrac and walmart instead. La carreta is nice but we could really use more than one place to get a beer.

First I've heard of this. I was under the impression all of that land from springlake to Nicholson was for higher end residential development.

Lived there from 06-14. Good neighborhood. My neighbors and I all became good friends.

Only complaint was crime back in the day, got way better from 09-14 and restaurants within reasonable distance is lacking.

Great for a young family.
