It's ridiculous that a family with an income of 95K have to make sacrifices just to live decently somewhere. The price of shite everywhere has gotten way out of hand and, I suspect, that true inflation is a lot higher that the 2-3% joke the government has been peddling us.

Maybe, but he's asking about good sized single family housing in decent areas inside a major city.

Newnan is 30 or so miles south of downtown Atlanta and not a bad spot. Reasonable housing. And if you can sneak in, you can go watch them film the Walking Dead.

He would kill himself commuting from Newnan to 285/75, are you serious?

Newnan to Buckhead was ranked one of the worst commutes in the country a few years ago.

i bought my house in druid hills in 2002--it basically hadn't been touched since it was built in 1936 (still had a gas fridge, no central a/c), and it "came with" the lot next door that i only HOPED i could subdivide and sell (got lucky--did). i was single but strapped with law school debt (salary was slightly higher than OP projected joint), and it was only through blood, sweat and tears that i was able to make everything work.

There is jack-crap to rent in my hood. There are a couple of crappy college houses where the dude from Into The Wild lived (fun fact), that are barely habitable, and even they are $1500+.

I'd still figure out Atlanta over Memphis or Little Rock, but that's just me.

Memphis is a great city to live in and cost of living is cheaper

Atlanta - I have too many colleagues who lost their shirts in the up and down housing market.

We had this huge abandoned shopping center over by us in Paces/Margaret Mitchell area where they used to shoot scenes for TWD.

Thankfully they just tore it down last week to begin construction on a Publix people have been strangely lusting over for like 15 years.

OP - you could do it, but you may not be able to carry over the same lifestyle with regards to discretionary spending that you're used to, depending on where you're coming from.

There are plenty of affordable neighborhoods considered up and coming - that includes the good and the bad that goes with that description.

You said where you would be working, but will your GF be working in the same area or somewhere else?

Based on your job location, you would want to be intown or in the northwest suburbs - anything else would have you pulling your hair out in the daily commute.

The established intown neighborhoods (Inman Park, Candler Park, Druid Hills) are likely out of your price range as the cheapest houses are $600k to buy and $2000+ to rent.

You could look in the NW corner - I think someone mentioned Bolton - but those areas are just now starting to change over, so you would have to decide if you are comfortable being in a transition neighborhood for a while. I would say they are where East Atlanta Village/Edgewood areas were 10 years ago or so.

Vinings is probably out of your price range, but there are some nice areas in Smyrna that are probably doable - in the area around Atlanta Road and Concord Road. There are also some nice areas near the Smyrna/Mableton transition, but you can go from nice to not nice in a real hurry there.

Investors have been gobbling up homes in gentrified hoods since the crash. Charging a nice rent while the homes appreciate....

Until the next crash where we get to bail everyone out again. Rinse and repeat.

Is 95k your take home? If so, then you will have no issues as long as you live amongst your means.

Find a decent 1500-2000 home with a short commute and you should be ok as long as you haven't drenched yourself in debt.

Why did the guy divide by 24? There are 12 months in the year. The take home income is estimated around $5800/month.

I worked in the Sandy Springs/Dunwoody area right at the intersection of 285 and 400. I made the mistake of living in Cumming the first year. Talk about wanting to blow your brains out. The traffic is no joke. 45-1.5 hour commute one way.

Atlanta is a great city. Piedmont park, midtown, buckhead, and brookhaven are just some of the spots that make Atlanta a great place to live. You have access to one of the best airports in the nation. If you love the outdoors, you have mountains and hiking within driving distance. Lake Lanier is gorgeous.

I would be more open to living in an apartment/condo at least for your first year. That will give you time to get an idea of where you would like to live. Would you be able to utilize the MARTA to get to work?

Dude, it's Atlanta, one of the biggest metro areas in the country. $95k is enough to live comfortably, but the OP has specifically stated that he wants to live inside the city proper and in a separate craftsman/bungalow style home with 1500-2000 sq ft. He also wants to be able to save money. That's his definition of "living comfortably" which is a pretty high standard, IMO, because he's ruling out living in an apartment in a major city. That's a luxury.

I live comfortably in NYC and while I make more than the OP and his girlfriend, my salary would probably be close to their combined income if you adjusted for cost of living. That's just my guess but it seems reasonable.

Also a great option. You can find plenty of affordable 2 bedroom apartments in the city and then choose which neighborhood you like best. Highlands, Midtown, O4W, West Midtown, Buckhead, Inman Park, Brookhaven, etc... they're all different.

Yes I agree wholeheartedly with going for an apartment for the first year. They may even be able to find a 6 month lease.
