Would a realtor be needed for this at all, and what is the best avenue to advertise it in B.R?

I would try selling myself first. Put a sign on your lot with a number that someone can reach you. IF it is a newer sub and has traffic already you shouldn't have much trouble.

It's in a fairly new sub-division that's in pretty high demand, that also did not flood during the recent flooding. But the lots are on the high end (>100k)

Can you put a for sale sign on lots , some of the higher end neighborhoods don't allow that

If the neighborhood is in high demand, you should have no trouble going the fsbo route.

You really think you can get $100k? I built in there 3 years ago and bought my lot for $70k in the first filing. I am assuming that's the filing you own the lot in.

We're always looking for a lot(s). Not our preferred area right now, but that's a good subdivision. Good luck. Personally, I'd just slap a for sale sign on it. Shouldn't be too hard to get market value right now.

I had someone offer me $125k about 8 months ago but did not want to sell at the time. Sounds like you didn't buy a lake lot, they were never that cheap. The prices have went up a good bit in the last few years. The last lake lots were selling for $120k 1.5 years ago.

What would you consider market value for one of the last front lake lots in there right now?

Right I don't have a lake lot. Just had no idea they would sell for that much, even the lake lots. The neighborhood has really taken off since we built 3 years ago. Can't believe it took off that quickly.

I hope I didn't come off as condescending. I had no idea either until 2 weeks after we bought they went up another 20k because they were selling rather quickly and weren't many left.

This is such a huge misconception. Especially a vacant lot. Is your plan to simply hope that people are randomly driving around calling signs in vacant lots? (Hint - this does not happen often)

People try to save the money, come out of pocket about $300+ for the listing -- and then after months and months, end up with a realtor anyways.

Honestly, many realtors make a fortune simply calling FSBOs, and catching them when they are just tired of dealing with all the hassle.

A realtor many times can actually negotiate a better price, so you end up with the same actually net gain, and 90,000 % less headache and legal issues.

Came out to $143 per sq ft including the lot. We used the developer as our builder. My house is about 3100 sq ft, a house a few doors down from me just sold. Same sq ft and not on a lake. It sold for about $80k more than what we built ours for. And it was a spec home. Crazy how much the prices have gone up since we built a few years ago.

We looked at a corner lot in there that was fsbo, about 10 months ago. Yes, people do drive around neighborhoods they are interested in. Seller wanted $125k and wouldn't even listen to an offer of $120k, thought it was her "son's lot".

The end product was good. Mike builds a good house and is very quick. In 3 years I haven't had one issue. I don't think I would ever build a house again though. Lol. Just wasn't for me and my personality.
