I recently sold a lot in a small neighborhood FSBO


Never even had to put a sign up. The people next door heard I was potentially selling and a friend of theirs was looking so I had a buyer in no time.

Later I found out that 2 of the other neighbors were interested in buying it, but didn't know I was selling it.

I got what I wanted for it but maybe could have gotten more

Yea I know what lot you are talking about, I dont like the way that one was positioned on the narrow end of the lake. Are you still looking? And I agree, people drive around neighborhoods all the time that they like. My wife and I still drive around other neighborhoods, that is how we found where we want to move now.

It would depend on the level of site improvements necessary, etc. but I think your ask of 100-110k appears to be about market value.

The only consideration (as this may be why you are looking to sell it) is what the new maps would do to the property. Correct me if I'm wrong, but I believe Carriagewood got "somewhat" close. As is, you were likely trapped in or out of the subdivision? This could put that in a higher risk flood zone?

We actually ended up leaving the "St.George" area. When the kids are done with school and/or SG ever passes we will be back. There isn't another neighborhood in the parish I like as much (architecture wise) as Carriagewood.

I do think the lots in the second filing are too small, though. There was a level homes house on a corner in the back, but the "back" yard was essentially a flowerbed.

Very close. I was sweating it. I have a one story house and I was moving what I could into the attic. Hope to never see that again. Couldn't leave or get out until Wednesday after the flood. We are in zone AE, but all lots are a couple feet above base flood so ins really isn't that bad per year. I pay about $600 per year and that includes contents.
