Mortgage rate outlook for July?

30 year fixed, conventional with 5% down, closing on July 24.
With lender waiving fees and a few points I pulled a 4.6% this morning, but not all investors were online due to the holiday.
I havent locked, but is there a chance that it will go closer to 5 towards the end of the month?
I am fine with the quote this morning, but I just dont want to lose out on it since it is obviously not THAT great, but works well for my situation.

What the heck is a 740 cs with 20% down 30yr fixed hitting at right now?

I got 4% with 20% down on a conventional 30 year fixed today. No idea what my credit score is, but I assume it's good considering no debt, never had a balance on the only credit card I have.

I have 750, wife has 804
I am ignorant to most of this process, but there was something with me putting 13k down, that would get me the 4.6 and save me $5200 out of pocket.
If I chose to pay the $5200 extra out of pocket it would drop to around 4.3 and have me putting 15,200 down

Sounds like a lender loan.

I got a 3.625% 30 yr mortgage loan in May, credit score was 740 and I put zero down.

3.375 in April with minimal down. Rates are slowly going up. Wife and I both had > 780 credit scores

neither my wife nor I have a credit score above 699. We got a 3.25 two years ago. If you have a good mortgage broker, you can get a good rate with imperfect or really just fair credit.

Interest rates were extremely low 2 years ago. The guy who just got the 3.6 a month ago with 0 down either did a VA or is pretty poor and did the program people making above 60k as a household can't do. Rates are going up and I expect them to reach 6 by years end unless the economy collapses again which is very possible.

Or me and my wife make $100k+ and that's the rate I was locked in for.

Just curious if you signed an ARM because 3.6 is by far the lowest I have heard of in May of this year.

you need to get another quote that rate is high even with under 700 credit.
As for the rest of you who like to brag about a rate you got 3 months ago or 3 years ago.. STOP IT !
