you need to get another quote that rate is high even with under 700 credit.
As for the rest of you who like to brag about a rate you got 3 months ago or 3 years ago.. STOP IT !

I got 4% again today from a local bank. 30 year conventional loan. They reviewed an offer I got Friday from Chase that was 4% which required be to buy 0.75 points to get that rate. They also waived a number of other fees totaling a couple thousand dollars saved up front.
Is this as good as it's going to get currently? I'm putting 20% down and have excellent credit.

I played with a mortgage calculator online and over the life of a 30 year loan for a 505k home with 20% down the difference between a 4% and a 3.85% loan is a total of $12,519 in interest. This comes out to about $417 a year or $34.75 a month difference. The difference would be less for a smaller loan I would imagine.
