Custom house - stuff you forgot

If you have built a house were there any things that you would add that you didn't originally?

So far things on my list:
Pre-wired/upgrade panel for future generator
3rd full size garage
Stronger trusses above garage for future expansion
Cat 5 all over
Gas line pre plumbed on patio

What else?
Champagne room is already in the plans.

I would have at least partially finished out a bonus room over the garage. Just have a really big attic now

That's in the plans pending the additional cost. The house will run $145 sqft or so I am wondering what it would cost a sqft to add a partially finished bonus room per sq.

No cat5 everything's wireless these days.
--operable shutters on all windows. I did certain windows for decorative purposes, but I'm adding the others now.

We did most of the things you forgot. We also insulated the extra garage. One thing you didn't mention is we added about a dozen extra exterior outlets for the wife's holiday decorating.

I'm about to put cat5 in my house.

When I try to work from home I have trouble staying connected to the VPN using only wireless. Using a hard line solves that.

Wireless isn't suitable for everything or everyone. Advantages of running cable from the get-go:

1. It's necessary to take full advantage of gigabit internet

2. If there are wireless dead spots in your house (or outside), you can plug in additional access points to easily expand your wireless coverage

3. Many security systems/cameras can use it, and some cameras can even be powered over the cat5 so a wall outlet isn't necessary

4. It's relatively cheap, and adds more value to the home than what it costs, so why not?

A lot of things that have been mentioned are very good. I'd also use LP Techshield radiant barrier in roof and depending on where sun hits house the most LP tech those rooms as well. This is of course null & void if you're spray foaming.

Central vac setup is easy to install on the front end if you ever decide that route. I'd also put a few extra cable outlets in family/media room in case you want to watch multiple games. It was nice watching MSU/Ore, OU/VaTech, & Lsu game last night.

Cat 6 not Cat 5.
Wire for whole home surround sound. You can get away with built in speakers in rooms for just stereo, but rooms for sports/tv/movies just wire for the speakers and upgrade over the built ins.
Make the gas line 3/4 instead of 1/2.
Hot water plumbed to the patio.
Exterior receptacles and cable/cat 6 drop for an outdoor tv.
Build out an A/V cabinet in a closet.
Deck the entire attic for storage.

None of the built in av stuff had any appeal to me. You live in a house for a long time....and av tech changes dramatically in ten years, much less 20. Been in a high end custom house from the late 60s? All of the once high tech stuff like room to room intercoms, built in hi-if, and metal grilled speakers everywhere sure do date a place as time passes.

Re wired networks, I don't have an alarm or security cameras, and my broadband wireless reaches halfway up the block. No dean spots in the house. The cables you pull today probably will be obsolete in a decade anyway.

Attic decking is smart, as is a slightly larger attic stair opening. Nothing worse than having beaucoup attic storage but not being able to fit the things you need to store through the bitty pull down stairs.

I would definitely at least plumb for a 1/2 bath if not a full bathroom in the bonus room.

I don't have a dog in this hunt, but I will draw a distinction between built-ins and wiring. A better corollary would be homes that have phone jacks in every room. Is it necessary with the rise of wireless home phones, or even no home phone at all? Of course not. Does having these phone jacks in the wall bother prospective buyers? I doubt it.

You worry about that in ten years. Why short yourself now bc of what might happen in a decade?

Forgot a place for a gun safe

Ice maker in laundry or some other place that it won't damage when it inevitable fails and floods your fricking house.

dumbwaiter to the upstairs or at least a laundry shoot for the kids.

Agree with 3rd full sized garage. Have a three car, but about to add on a man cave/garage for the rest of my shite.

Good idea on generator wiring.

Tankless water heaters. We tried, but all the DA plumbers around here looked at us like we were speaking fricking Chinese when we asked about them. This was less than 10 years ago.


Avoid real hardwood floors if you have young kids and pets. Get laminate...they will frick up your flooring. Can always go with the real stuff later. I'm gonna stick with laminate after ice maker flood of 2009, AC unit leak of 2007, dog piss destruction, the great skate-a-thon of 2005(yes..our large living room/foyer/bar area apparently makes an excellent skating ring for 7yo's. Especially after the push the furniture into other rooms leave several 20ft+ burrows in the floor in addition to the skating damage.

Custom walk in shower with two shower heads and detachable shower heads. Ours is about 6ftx6ft. We love it. And the detachable shower heads are great for clitoral stimulation. And yes, you never know when you may need more than one.

Extra wide ladder for attic access.

Safe room.

Double ovens.

I have been thinking of running cat 6, but in every room run 2" PVC in wall so I can easily upgrade wiring to new technology if ever needed.

A//C 3rd garage so it can double as a man cave.
Centralized router
Attic decking is a must
Extra slab poured for patio
Pot filler although I have no issues filling it up I'm the sink
Griddle / stovetop
Built in electrical outlets in island drawers for phones / iPads / crap
Seasoning storage pull outs on side of stove
I saw a pull out chopping block one time in an island once
Centralized AV "brains" cabinet for future home automation
More water valves outside... At each corner

Here is how I dealt with that issue. The outlet boxes that are dedicated to networking/audio/ video have plastic conduit running from the outlet box up through the wall to the attic. Makes it east to pull new cables in the future if technology changes or to accommodate new equipment. Cost of doing it was very little.

What I wish I had done was place the water hose connections on the outside of the house around 4 feet off the ground to avoid squatting or bending over to make a connection, at least around the garage and patios/deck areas.
