I was offering that as a potential negotiation point. If the buyers followed everything to the "t", then no, I would not give it to them since the buyer paid for it. But that's not what happened, so... was trying to think of something to make everyone happy.

Most buyers would want their own inspection report, but If it's an independent inspection, a new buyer may not care.
If the buyer thought that it was clear they were walking within the terms of the deal, they're thinking you're the a-hole and that is now leverage. If you treat them as a decent human would, this would be resolved quickly. Your ego is in the way.

I can't recall the purchase price. do we know it? This is comical if a sub $150K home.

They did what they needed to do. If he wants an inspection of HIS home, then HE should pay for it. I would personally just forget the whole thing and move on. One thing I've learned....no matter how many "connections" or "high tier Lawyers" you think you have...the other person most likely has just as many.

If you're an RE investor its strange that you wouldn't take the class and get your license. Most folks who get serious about it do just that. He never mentioned the purchase price, but that the 10% penalty would be 30K, so 300K house.

Well, that didn't take long.
Buyers offered inspection report and forfeited deposit to prevent a lawsuit. They were scared.
I got what I wanted. So sorry to disappoint.
They read the contract and came to the conclusion they made a mistake.
*fwiw, the inspection report basically said I needed to have my coils cleaned and replace a drip pan.
I was also missing a switch plate on a light switch.
Glad I got what I wanted. I figured I'd have to threaten a lawsuit to get it though.
I've enjoyed reading the internet tough guys call me names for 8 pages though.
I didn't realize so many kids were on here.
