Well, that didn't take long.
Buyers offered inspection report and forfeited deposit to prevent a lawsuit. They were scared.
I got what I wanted. So sorry to disappoint.
What you "wanted" was validation for strong-arming them into moving forward with the purchase. You got neither, and I'm glad.

So you didn't get what you wanted. Your initially stated intent was to force them to move forward with the sale of the home. Your 2nd goal based on what you wrote about the penalties in the contract you so desperately interpreted literally was that you could get the deposit + 10%.
You failed. Twice. But you crawfished around page 7 or 8 or so. Which is probably when you heard back from Vinny while he was on break from Monster Joe's Truck & Tow and dispensing advice gleaned from his Bob Brooks online Notary course and the University of Phoenix Paralegal Course he printed a certificate in.
During said call-in between bites Vinny was taking out of his salami and capicola ham sammich-you were told asking for 10% of the purchase price (which is only mentioned because it was included in the Purchase Agreement you & Vin found on Legal Zoom when you first decided you wanted to become a "wheeler dealer" in the RE Biz) would get you laughed at and quite frankly, Vinny couldn't take off of work because he had to go pick up a station wagon double parked over off Choctaw that day anyway.
So he had to print out a threatening letter-again found on Legal Zoom-that had some fill-in-the-blank spots for your name and theirs and-after having to print it twice because some juice from the salami and capicola sammich dripped onto the first one, faxed or e-mailed it over and had some unsuspecting buyers who just so happen to be more ignorant than you cave.
Congrats on failing at life.
