You sound increasingly agitated

My guess is, you got a call from the realtor saying his broker and the buyer's broker found written documentation requesting out of the PA and you just refunded their deposit.

I stand by my original statement that the house was overpriced and you won't find a buyer that will come close to what they offered. After all, you were willing to pay for a new AC to get the deal done...that's quite telling.

Sounds to me that the buyer's agent dropped the ball. And that the seller had a valid contract.

I would have likely taken another avenue, but it appears the seller had the law on his side.
