Developments between LSU/Downtown Baton Rouge

I wanted to put together a thread discussing any developments that are currently occurring between downtown & LSU. I tried to include everything I knew about. Please include any info you may know
1. The Water Campus
The first building, the Center for River Studies broke ground on Feb 11th & is the first of three buildings that will be constructed in 2015. Below shows the 33 acre master plan and artist renderings

2. The River District
A 34.8 acre mixed used development that will be across the street from Magnolia Mound. The concept plans were approved this past summer & the River District will feature 1,832 residential units, two hotels, 274,000 square feet of office space and 118,500 square feet of commercial space. I'm not sure when they plan on breaking ground but I do know they've recently placed 3-4 billboards around the area. Here are renderings
3. LSU Gateway
This development is located from the Old Alex Box Stadium to the LSU entrance gates. The Student Athlete Nutrition Center, new LSU Foundation Building, graduate student housing, & retail will all be included in this development. They've already demolished two of the shitty complexes and the nutrition center construction should begin soon. Renderings below

Courtyard Marriott

Student living that's located right beside LSU. Will be complete for Fall 2015.
Cane Land Rum Distillery
Cane Land Distilling LLC plans to build a craft rum and rhum distillery in Baton Rouge off River Road, with an initial production capacity of 60,000 cases. Currently have a sign in front of the property but haven't heard of updates
440 on Third
Finishing up construction. Includes residential space, Matherne's Market, & USAgencies HQ
The Commerce Building
Construction began a few months ago.

I'm glad to see Baton Rouge get these types of improvements. The downtown area really has a ton of potential, especially along Nicholson. It would be nice if some of that could also spill over onto Highland Road.

Very nice thread. I hope the economy holds out a little longer.
Frankly, I'd be pleased it half of proposed projects that posted actually happened. I think IBM is a very big deal for the capital region and south Louisiana.

Yes it is, here's the Nicholson Corridor Plan which includes further info regarding the street car. LINK
I also forgot the River House which will be on Nicholson/Oklahoma. It was long delayed due to financing. They anticipate to break ground the first part of this year LINK

They better do something about the drainage. I just hydroplaned from the North gates on Nicholson all the way to Govt St. after the rain had just started. That and the hispanc take over South of Mag Mound and that terrible poo smell from the treatment plant (the reason for Red Stick condo failure).

The river district would be next to a water treatment plant. That area stinks to high hell.

That treatment facility has either already closed or will be closing this year.

I think the water treatment plant will be closed once the expansion at Gardere is done.
