A family of four needs about 2200 minimum in today's society. But 2800 is more comfortable. I went with what I could afford and about how big I wanted to be able to grow into eventually and not move again. Go big or go home.

Yep. Ours is 2,500 of living space, with another 1,500 in the basement/garage. On just under a half acre. Plenty of room in the backyard for the kids to play and the dogs to run around in, without it being overkill in the summer when I cut the grass every saturday.

Ours is just a 3/2.5. It was a 3/2 when we moved in but we've done some renovations. Had a small den that shared a wall with a bedroom, so we converted that to a master bath and walk-in closet. And converted the full bath downstairs to a half bath and laundry room, to get the laundry out of the basement. The only other thing I'd like to do now that would be a big project is to clear out my storage area in the basement and wall it off for a small den to watch football in. I refuse to call it a mancave, even if it is underground. I already have a mini fridge down there, and running water to tap into. And a fireplace, which would be nice to fire up and watch sports.

I mean, shite. Until my dad started to make good money, we had a family of 5 living in a 1200 square foot house. Every other month my brothers and I got a bedroom to ourself.

Anyway, so apparently my coworker isn't crazy. Either way, i'd rather live in Lakewood inside the loop with a large lot than have some 4000sq ft Mcmansion in Frisco with a 2 hour commute everyday. We

I don't think so. A lot of people sacrifice size for location. Still, I don't think I'd want a house much bigger than 2500-3000 sq ft, regardless of affordability.

I agree with your other point, though. If I have multiple kids, I would never make them share a room. I shared a room growing up and it sucked.

To the OP, I've never heard of this formula before, but I guess it makes sense. My wife and I live in a 900 sq ft apartment and it's too small.

What is that 4 closets?

We have a 2 bedroom townhouse thats 1400 sqft.

We're picking out a lot tomorrow and breaking ground on a 4k sqft 1.5 story with full finished basement in March.

Just don't think it matters. The OP was incredulous as to the NEED for a 4 bedroom house when you have 3 kids. Well, no. You don't NEED that. There are plenty of people living in Nicaragua in a one room shanty with 5 people and a goat. You don't NEED the vast majority of the shite we have in the States.

I had never heard of a 600 sq ft per person metric to determine house size, which I said, but the OP's fishing for confirmation that a 2800 sq ft house is obscene and he isn't going to get it from me. Particularly because:
