Gentrification is a common and widespread controversial topic and term in urban planning. It refers to shifts in an urban community lifestyle and an increasing share of wealthier residents and/or businesses and increasing property values.

Much more difficult to execute in Louisiana since taxes are not as closely connected to property values

And much of the time they are well spoken, and better educated. The black populace in the UK is worlds above the residents that inhabit 70805.

I know all about gentrification. However, it generally appeals to young professionals, yuppies, and hipsters, not blue-collar plant workers. And there is almost always some payoff, like living near the city or cultural center. 70805 offers nothing of that sort.

I didn't know that but at a party on Sunday I heard someone talking about old BR, and how North BR used to be very similar to Metaire. Said it was very nice and suburban, with all your stores and shops right there. Self contained. Then everyone went to newer developments out in east Baton Rouge and other parishes.
Similar to how people left NOLA for Mandeville.
