Experience with split-system ductless A/C

Thinking about installing one of these in a rental house in lieu of installing ducts and central air and heat. I would get a 1:4 system, with inside systems in 4 different rooms.

I hear they're pretty efficient.
Congrats on being a slum lord.

More expensive up front for equipment. Installation prices are a lot cheaper than getting ducts run though.
I am looking for one or a Ptac right now for my workspace. I may go Ptac though because I only have one big room to cool.

What about heat? Or do these systems also provide heat?

yes, they are heat pumps. The Mitsubiushi "Mr Slim" is probably the most popular.

I have the Mitshubishi also & it completely kicks arse. It's in finished basement side w/no ductwork. I give 2 thumbs up

Get a well known brand (Mitshubishi) and make sure your installer can service them within a reasonable time if needed. All a/c units (conventional and ductless) can break. The biggest drawback to the ductless systems is they aren't used in some areas and repair can take a while if local suppliers don't stock parts. I know a few A/C guys in the Baton Rouge area that are hesitant to install them b/c they sometimes have to wait 2-3 weeks for parts and the customers just get pissed at them while they have to wait.

Louisiana Appliance and A/C parts companies are very slow to get parts. You have to source things in Texas, and Florida. Both have tons of parts and have 2-3 shipping here.
Also, Amazon carriers every single minute part of a Mr/ Slim system down to the screws, so there is that too.

But can you put an Ebola filter in it?

I've been thinking about getting a split/ductless AC for my sunroom. Where were you thinking about getting it, Home Depot..Lowes and use their installer?
Or are you just going to go with an AC company for all hardware and installation?

I have one for my workout room.
I wouldn't consider it for what the OP is doing though.

Variable Refrigerant system - 1 outdoor unit (condensing unit); multiple indoor units (evaporator/air cassette units)
Equipment will be more expensive then traditional DX units, but will have little to no ductwork. Trades extra refrigerant piping (2 pipe system), for no ductwork. allows for different temperatures in each "zone"
because of less space requirements, easier to install in an house that has no A/C or has a dilapidated system that needs to be gutted
MAKE SURE you get a qualified A/C guy to install this system. a regular house jockey will screw it up. There are a lot of special installation rules to follow depending on the manufacturer

I have these in my house (recent construction, Mitsubishi). Two 4 ton compressors and 7 air handlers (2 ducted, 5 wall mounted). Works very well, but was pretty difficult to run all of the tubing and wiring.
I did the install myself, but my friend that's a refrigeration guy helped me with making sure I didn't have any leaks, purging the lines and startup.
