Any rental nightmares?

Renting our house for the first time during the summer while we are gone. Any advice is appreciated.

make sure you talk to their current or previous landlord, if they have one. Take a ride by the place they are or were living if you have time.
If they won't give you that info or consent to a background check tell them to kick rocks.

Dude I am renting from currently had to evict a guy with 6 giant German Shepards and a V8 he was rebuilding in the office.

My old landlord used to rent to only seniors, grad students, and people that had already graduated and gotten a full-time job. He never had problems, and even moved to Colorado for a year while I was renting. Any problems came up, I called him, and within hesitation he had someone there either that day or the next(even holidays) to fix it.
Just make sure you get someone older than say.....24, do a background check, and possibly check up on where they previously lived and if they were on time with the rent

I rent a house out. Only been doing it for about 4 months but the only reason I even realize I'm still renting it is because a rent check shows up in my mailbox once a month.

I was trying to buy my old house from my landlord, but he said he liked the security of getting a check every month. It was already paid for, so he is just sitting on it

Good sized security deposit
do background checks and charge a $20 non refundable fee (this is the cost of getting the check from all 3 credit bureaus)
hire a lawn guy to cut the grass every 2 weeks.
Don't tell them you will be out of town, tell them you drive by it often on your way to work.
No pets is just easier.
Double check all their references.

I had to evict someone once. Change your homeowners to rental, that way you'll be covered. A friend of mine owns 5 rent houses and had a guy commit suicide in one.

I would personally never want to own rental property because of what I've heard, but my landlord adores it.

At every place I have ever rented(probably 10), the security deposit was always one month's rent

1. Get a lease signed that spells out expectations.
2. If something breaks like an ac and it seems you will not be in the area have a contractor in mind. I have a plumber and gen maint company in mind to use.
3. I spell out in my lease no sub leasing and only people that can live there are on the lease.
4. No section 8 which in this case should not apply.
5. Work out who takes care of lawn maint, and pays trash, sewer & water fee, and electricity.
6. Get good references if this person rented from someone in the past.
7. Spell out in lease if you allow pets. I don't due to insurance will drop me like a bad habit. If they break they rule have the penalty in the lease per say if you will go thru eviction or pay damages plus exterminator fee for them to spray for fleas.

I lease rental property and farm land.
Biggest thing have expectations known upfront due to evictions can take awhile along with costing you money.
