You don't need an iPhone, a microwave, an SUV, etc...
My rule of thumb is if your spending 30% or more over median price home in your area, an architect you trust is probably a good decision.

Make sure the window sizes on the plans match up to the ones on the house. Also, check all roof pitches with independent contractor. smaller windows than drawn & 12/12 turn into 10/12 pitches are an epidemic up here.

I did this on my house. I bought some single story house plan books at Lowes, found one I liked, then took it to a local guy who draws up plans and he did them for me for $500. Would do it again if I build another house.

I would set an appointment, particularly for the weekends, but we do accept people walking in. We are having an open house in two weeks in Green Trails.

Sorry for bumping an old thread, but everywhere I have been looking is atleast .85 cents a sqft. I looked into the Kabel guy in Denham that Broke recommended and that is where I am seeing the .85 for custom house plans.
Looking for 2000 sqft living, probably ending up 2700 total with garage and porch. What should I be paying to have plans drawn up?

JM2C, but in scope of project, this is the backbone. If you found someone you trust to design home of your dreams but someone on TD found someone for $700 less, so what. Pay yourself out of the construction loan and finance it over 30 years at 4%. You're on borrowed time interest rate wise as it is.

So many of these recommendations assume the customer is adept at reading plans and understanding what the plans will look like once built.
The happiest people I ever built for followed this formula:
Tour houses on the market by builders. Find a house you like by a builder you like. Now, modify / customize that plan. The builder will know his costs going in (cuz he has built something similar before) and should be able to give you pricing as his draftsman makes the changes.
Also, either you choose the lot first, then design the house to the lot OR you choose the house first, then find the right lot for the house. So many folks screw up by putting a good house on the wrong lot.

Got a set done last year by Acadiana Home Design in Baton Rouge. I think they charged about $.55 per square foot under roof. They have tons of stock plans that are much cheaper though.
