We have one of my wife's relatives staying with is for the school year from Arkansas. She hated cold, but I took the kids sledding Sat and it was 14 degrees, she was peeling off layers. You adjust to it quickly with the right gear.

With little wind, cold is very bearable. It's pretty miserable in the South because it happens so rarely, and usually is accompanied with wind.

There's also a big difference with the cold and havin rain or snow. I swear when it's cold and snowing it is soooo much nicer than it being cold and raining. I guess the snow doesn't soak through all your clothes like rain does.

No doubt. I've said it many times before, but I'll take 24 degrees and heavy snow over 40 degrees and cold rain any day.

Was up there (stanley, id) in May. Got 28 or so that night. I drank a beer on the porch with almost that same view and it was pretty bearable.

To reply to the op, I would say mt/ id for recreation only. MS/NELa for land that is cheap and can actually grow stuff. Hill country is nice but dang land is high there.

Oh hell, I would buy my own island in Alaska. But, the OP said lower 48 so I went with Idaho.

If you include Ak, I'm buying my own island off coastal AK.

I couldn't make enough money in Montana or Alaska to cover property taxes

The Joseph/Enterprise area of N.E. Oregon is gorgeous. I like it better than the Cascades.
