Looking to build a house within the next few years. Is there a company in BR that I could bring a floor plan, pictures of designs we want for the house (front of house, outdoor area) and be able to give us a complete set of plans to be able to sub out?

You may try asking on the Money Talk as well...people are always talking about building houses and contractors on that board.

Call Domain Design or Ritter/Maher. Both are friends of mine and can steer you in the right direction.

There have been couple of threads in the past year. Try a search on the money board.

I wouldn't flan plans drawn up until I was pretty much ready to build - they are pretty expensive, and a lot of stuff can change in 6mnts never mind a few years.

That's pretty much how it works.

They charge so much for the plans+ engineering stamp.

Look to spend $10-$20K for plans. (depends on size of project)

Wait what? When i was thinking of subbing my house, i had several companies price their blueprints at 50 - 70 cents a sqft under roof.

I ended up having a builder build it ground up, so what am i missing?

This is much closer to a draftsman. Architects are much more and really aren't need for most residential homes...

I was basing it on what we paid our architect.

By the time it was all said and done, paying for the engineering on the slab and the changes (not too many), we were around $15K.

One guy we talked to was going to be around 20, but he had group to assist with decorating and colors, etc. Good guy, but seemed to artsy for us.

You can either pay the architect for a slab stamp or the slab company will charge for that, so thats a wash, really.

Lawrence design 7514135 great plan choices and very easy to work with

Greg Roberts Architect 766 8664 good eye for detail and priced much better than most architects. Very flexible with design.

This. The later charges anywhere from 10% to 15% of total build.

Not always true. A few architects charge a percentage but most do not.

$10-$20k for house plans, are you kidding? I get 3000sf semi custom plans drawn for $3,500-$4000all day long. You could spend that with al jones or cockfield Jackson, but I don't think that's what this guy is looking for

Semi-custom is not custom. He will probably want changes and it sounds like he has own design in mind.

Did your price include the slab engineering?

Not sure of the size of his home and that will vary the price a good bit.

When I say semi custom design I mean he designs what I want with some input from him, I can make some changes etc. He is a architect not a draftsman. He won't do 20 revisions for that price, but the end result is a higher end house that sells for around $600,000 and doesnt look like every othe house around. This includes the slab, then I send the slab plans to my post tension guy and they engineer it and make changes as needed.

Understood, but the post tension guy charges for that engineering.

My point is that at some point, you'll have to pay for the engineering stamp.

Really no point in arguing since we don't the size of what he wants to do.

I work with 3 guys who do house plans on the side. They all charge .55 a square foot and $250 to get an engineers stamp.

If you have a floor plan in mind they can do it for you. They also have binders with tons of floor plans of every house theyve ever drawn.

That would be the last way I would recommend doing it, IMO.

We had to meet with the guy 7-8x before the final plans were set.
Then, you'll need at least 10-12 sets of plans for the subs. Plus, you'll need acces to the architect when problems come up on the job. What about e&o insurance?

That "on the side" stuff is cheap and may work if you know exactly what you want, but I don't know of it is overall the best idea.

Get a damn good framer, no matter which way you go.
