Serious question.

How much would you value 2600 acres with great timber, 20 years of deer management with 200" genetics, a guide lodge, guest lodge, huge house, trophy bass ponds, high fence, and I'm sure much more that I'm not thinking about?

It comes out to a little less than 6k an acre. Hell, land on Hwy 61 behind the truckstop at the Miss line in W.fel was for sale recently for 7k an acre and it don't even have a house on it.

Tatum has a good group of returning customers that spend a lot of money. Remember, you aren't only buying land, you are buying a turn key business.

Now that my sales pitch is complete, who's in?

I think last time I checked it was about $6000 for 3 day hunt. Maybe I'll treat myself once I pass the PE

Would have to have someone to run it for me. And at least one partner. Don't think the wife would go for me spending $15million on a hunting club.

I'll pay 500 a month to the pot and offer my services. I'm mainly Spanish descent, which is almost like a Mexican so ill work for cheap

I'm good for another $500/month. Maybe $1000/month when student loans are paid off. We should go ahead and setup an LLC

Yea when you add all of it in I guess you are right, I was thinking just land. However if I got my hands on something like that it would be for me and mine, frick sharing that with a bunch of rich yuppies.

Ive got a fine piece of land south of there you can get for much cheaper. Ill run it and take care of everything all you have to do is pay for it and hunt it.

Has AG ducks and 150-160 class deer and isnt even managed well.

So how much are we up to a month? I figure we need about 45k a month on a 30 year loan

Once we get it we can cut a bunch of timber to maybe knock tht note down a little
