Trying to figure this out now. Live in New Orleans, Never owned, 34 years old, not married, no kids. Have $125k to put down, salary about $100k. Throwing away money on rent for too long. To be honest, not looking for a “home” where i’ll host Thanksgiving anytime soon. Like my life simple life. Might look for a small condo soon.

Are you?

You won't have any kids to pass a house on to so what do you really gain from having a house in the grand scheme?

I live in an apartment and I'm fine with it, but this is 100% the only reason why I'd ever get a house right now. I really want to get a dog right now, but I don't think it would be right to get one and have it live in an apartment with no backyard, unless I get a really really small dog which I wouldn't do.

Bought a lot outside of Dallas for 35k cash when I was 25 with the intention of building. Hurricane hit Houston and builder flaked but property value exploded and sold it for 75k when I was 27. Bought first house with 75k down the next week.

Will probably give away all equity when rates go up though.

So $29.5K to live in a four bedroom house with yard for 5 years vs $71k to live in a two bedroom apartment for 5 years (and this is assuming no rent increases for 5 years)

Owning > renting if only because you can do what the hell you want to your home and property (Unless you live in an HOA)

Bought my first house 7 months ago at age 38. I was looking at apartments but apartments are ridiculously expensive, even mediocre ones. My house note is less than what I would have paid in rent per month.

In many cases, a house note is less than rent. I don’t understand the dynamics of it. Like how can places charge $900 a month for a mediocre 1 bedroom apartment when a house note can be $800? How do these places fill up their apartments?

I bought a 3 br, 1486 sq ft house for 130k, 20% down payment(this is the biggest obstacle in home ownership), and I pay $745 per month. That’s including flood and homeowners insurance.

25. It was a garden home in a great neighborhood. It was a good mix of young couples and retirees that had downsized.

I was making oilfield cash. Paid it off in 5 years and bought two more. Currently working my way into being a slum lord.

I was 24 and put 0% down. Made a great ROI from a $90K condo that didn't flood in 2016.

Still in it. My area is super hot right now, and this home would cost probably 40% more now than when I bought it.

Pretty good situation. Relatively low note in a desirable area.
