homeowner insurence,

the farther inland you are the cheaper the houses and insurance

if you want to be on water it's pretty pricey

I would look at these areas for living: Coral Springs, Weston, Parklawn, Coconut Creek. They are not in any particular order.

A lot of the subdivisions down here are cookie cutter with zero lot lines. Yes you can find some housing on normal lots. Expect to pay $350,000 - $450,000 on housing in a nice area/subdivision.

Weather is nice year round, not much of a winter. I think I put on a windbreaker twice last winter. If you like the beach, you are a short drive away. Fishing is not bad but nothing compares to Louisiana IMHO. Seafood is different down here. Do not expect any really good fried seafood. You can get some good species of grilled fish down here and some other things like conch chowder and conch fritters.

lived up the road from there for a number of years, like a lot of places, good and bad areas, my kids went to public schools there and did just fine, there are some good private schools there too, housing market still not recovered so you'd be in good shape there, what part of FLL would the job be at?

I would disagree. I just had my house appraised and it came in higher than what I paid in 2008. Housing has rebounded.

it's improving for sure, just basing that statement property values in PB county, where I still own property, it's current appraised value v. the big crash around '06

good to hear, the property that I have is appraising at about 65% of what it did in '06 right before the bottom fell out, I've got a realtor that manages it and she keeps me updated pretty well, it was pretty wild for the years leading up to it, especially for property on the water

FL is famous for ruining good seafood, probably because most of the people cooking it are from NY, NJ

ETA: an old roommate of mine owns what's considered to be one of the top five seafood restaurants on the east coast down there, it's in Jupiter

Grilled is the only way to go there and sometimes they may actually season it.

Thank you for the info. As far as a commute, anything within an hour or so is ok.

if that's the case I would highly recommend looking at Juno Beach, Jupiter, Jupiter Farms, Hobe Sound, and Stuart in order of south to north, out west a bit is Wellington which is a nice area

Brother lived there for 4 years.
I visited often.

My opinion, there was really no middle class there.

Food sucked for the most part, there was a pretty good cheese-steak place.

Trust me. Doing a drive from these areas to Ft Lauderdale every day would get old real fast. shite you'll spend 40 minutes everyday sitting at Glades Rd on 95
