St. Tammany Parish approves 4,400 acre expansion to Money Hill with another golf course

The Southeast Louisiana population migration north of I-12 looks to be on the fast track. I'm not sure we have seen any residential project of this size developed in Louisiana in the last 30 years. 12,000 acre tract of land is enormous.
 


Money Hill has received zoning approval in St. Tammany Parish to add more than 4,400 acres for a lifestyle community.

Money Hill’s ongoing community expansion represents a 50-year plan, according to a news release. Plans comprise a new 18-hole ‘core-golf’ course with restaurants and lodging, pickleball courts, a centralized village with shops, restaurants, a grocery store, offices and community park, community clubhouse amenities, sport fields, expanded lakes, a nature outfitter center and connected walking trails. In addition, it will have over 1,700 acres of undeveloped open space, long leaf pine and an oak grove preserve.

New homesites for custom home building are presently available, with single-family neighborhoods, estate and equestrian lots, traditional cottage neighborhoods, and senior-living facilities planned for the future.

“This represents an exciting new chapter for the future of Money Hill and St. Tammany Parish,” Mimi Dossett, president of Money Hill, said in a news release. “The opportunity to think and plan long range for parks, greenspaces, lakes and other amenities, and the ability to create new lots in other areas of the property, opens new possibilities for us as we try to grow as necessary to build out a sustainable community while staying true to our ideals of natural beauty and conservation.”

Money Hill has partnered with North Carolina-based KoontzJones Design, a land planning and landscape architecture firm on the development and community design plan.

We’ll see how this goes with interest rates being where they are. Hopefully for their sake the housing market will improve.

What was the last golf course to be built in LA? They are money losers in general, even busy courses lose money

For whatever reason, most of the nicer Baton Rouge area developments are not going up in LP.

Why is that? Presumably there is a lot of available land for developers there. It's convenient to a lot of employers in both Hammond and Baton Rouge.

LP feels very disorganized for the most part.

I used to hunt at Money Hill before any of the developement was even under consideration. They have some awesome bass fishing as well. The Goodyear family made some serious money selling that incredible piece of land.

Money Hill is pretty cool as long as you’re fine with never leaving money hill.

You can’t just say frick it, it’s been a long day let’s just pick up some pizza and cook tomorrow. Pizza is an hour away roundtrip. Same with groceries.

There are a fair amount of docs and other white collar baws that live in MH.



But there are a lot of retirees too. I’d only live there if I was retired or wfh. Commuting out of there would get old after a couple weeks.

Money Hill is largely old white people. It is so secluded. It takes 15 minutes just to get onto a state highway. Nice golf course. They are trying to make it into a River Ranch.

Agreed. It's kind of the worst of both worlds. You're out in BFE but in the middle of a subdivision.

Money Hill (as it stands right now) isn't losing any money. Private and all rich northshore folks. Combo of retired and doctors/lawyers/business owners/etc

Reminds me of the Bluffs/Thompson Creek. The nearest towns from it are Jackson or St. Francisville. Neither of those have a lot of restaurants or shopping. According to Google, the nearest big box/Supercenter is 30 minutes away in New Roads - or 32 minutes to Zachary.

I wonder if they expected more stuff to be built up around it.

It would annoy me to have a smallish yard, an HOA, and not have any amenities around except for a golf course. If I am going to live in the sticks, I want a lot of space.

Are golf courses a good investment right now? I watched something awhile back about how golf courses around the country have been trying to look for more ways to generate money.. Like having frisbee golf, etc

Ehh yea it’s a subdivision but not like your typical one where all the houses are super close together and all built by the same builder in the same exact style with each parcel allotted 2 saplings in the front and 1 in the back.

Most lots are big and you can go full custom build. Gigantic mature trees everywhere.

To me it’s the best of both worlds (if you’re a retiree or someone who doesn’t HAVE to commute often). You still have a fair amount of space for a nice sized house and plenty of yard but you can still have a crew of friends that all live within 5 mins of each other. Only issue as mentioned above is lack of amenities/restaurants/shopping within a 10 minute drive.

Abita springs proper is 12 minutes away. There’s also a Piggly Wiggly in Bush, not to mention the grocery store being put up by the 21 entrance. Also, we have a large group of 30-50 year olds who work in various industries. It’s not just retirees. I work in picayune so I go the back way and it takes me the same amount of time as it did from Madisonville. 20 minutes to Covington, 30 minutes to the lakefront. 40 minutes to Slidell, or work from home. Glad we got in when we did…..as a matter of fact it is kinda far out, I would rethink before moving out here. We are getting too crowded.
