Well, how was he tenant? Was he a good tenant? Never late on rent, no complaints about music, parking spaces, etc. other than the few items left over, was the apt clean? If it was a tenant you had no previous issues with, I would contact him about his stuff and then proceed from there as far as throwing it out or waiting on him to remove it. Chances are, he might have just left it there to be thrown away.
If he was a tenant you routinely had issues with, then by all means, keep the security deposit and the furniture and sell it on craigslist

IMO yes, if it were me I'd tell the guy I'm getting it ready for the new tenant next week, if your shite isn't gone by Monday it's getting sold/trashed. Unless you've had problems with him in the past, in which case, frick 'em.

Either charge the daily rate or call a crew to throw away their crap and keep the deposit.

Well then maybe he figures he has until the new tenant moves in to get everything out.
I don't understand why he is in contact with the new tenant. Did you give him that info? You should have told him the new tenant is moving in on the 1st and left it at that.

I'd tell them a dumpster is being delivered tomorrow morning so if they want their leftover crap, they better hurry. Don't pussyfoot around the issue as they have taken advantage of your kindness by not being out on time....you know, per the contract they signed.

They wouldn't keep the whole deposit. I don't think that's very reasonable. There's no reasonable case you can make that it costs hundreds to possibly over a thousand dollars to dispose of a few items. They would charge a disposal fee and deduct it from the deposit. That makes sense.

Don't charge them yet. Tell them the stuff needs to be out by Sunday or they'll be paying a full cleaning fee instead of rent

You have to read your lease to see what's allowed. Based on my leases. My leases say I can charge pro-rated rent until vacant and can deduct cleaning fees if it's not "broom clean".
The only time that happened to me, they were behind on the rent by 30 days, moved out without notice and left a nice leather sofa. I kept the whole deposit and gave the sofa to a friend.

Pee on the bottom side of the couch cushion, put a piece of aluminum in the microwave (they may forget to check or something), draw dicks on the bottom of the tables, put cat pee or doe pee on the bottom of the curtain, wear their clothes naked, rub some stanky shite on the light bulbs so when they turn it on it gets hot and smells up the room.

Do you have a proper* written lease? What does it say? If no lease or not in the lease, do you have a security deposit from the tenant? If so, hire someone to put that stuff in storage and someone to clean the place and deduct that from the deposit. Good luck.

I have several properties. If it isn't cleaned out and ready by the 15th I take it out of the deposit. I wouldn't charge them unless they stick you with the cleaning.

He was a great tenant...especially for a college student. He never asked to repair anything, always timely paid rent, kept the premises clean, the three other tenants in the sectioned house never complained, etc...
I mean, he could have the place cleared out within an hour...It isn't like an all-day move. That's why I'm conflicted. If it was a lot of shite (bed, bed frame, dishes, etc.) I'd feel less conflicted about charging.

I'd have to look. The agreements are at my house. I have a few properties in which the leases are all different. This is a sectioned off house with 4 units total for college students/young graduates, etc. I'm pretty relaxed with them as long as they don't damage the place.
