I live off 74 near Bluff Road. Utilize Bluff Road all the time to access Old Perkins and even Airline Highway, And we use 74 to access 30 for LSU games or go one intersection over for River Road.
Spanish Lake Primary is a great school - located off Bluff Road.
we damn near gonna be neighbors towards the end of the year…

Only problem with what everybody is sayin is that you gonna have a hard time finding a house in the dutchtown/geismar area in the 200k range.
Is a little harder in Dtown/Geismar, but if he wants to save a few bones he can look around the airline/73 area. A few established neighborhoods that can get you in 1300-1700 for less than 200k. A few new ones that can get you there too.
Maybe once 73 is finished traffic will be a lot better, but there is always the Bluff road option to get into Dtown.

Pelican Point was the only bright spot I could think of south of I-10.

If you want to live in BR It's only about 25 minutes to Geismar from the starring bluebonnet area if you take nicholson all the way. I did this commute for 1.5 years and it was totally fine with 0 traffic.

Definately look at Dutchtown, Gonzales, or Old Perkins. I work in St. Gabriel (used to be over in Geismar) but live in Denham, since it was a lot cheaper for rent. If I could have, I would have bought here off Bluff Rd. Ascension schools are great and traffic isnt that terrible if you time it right. I come in around 7 and leave around 6 and avoid most of the hellish traffic. Try to work around the Dutchtown school schedules if you end up in this area and learn the back roads. I sometimes take the 16 Port Vincent route in to work and over there toward the river is nice too, off 44. Plenty of nice options in this area.

La Place. The Cambridge subdivision is real nice. If you don't like Cambridge, try New Era.

This is funny, name 1 that offers the amenities of pelican point.
PP is a full service golf course with tennis courts and established social scene. A lot of that stuff doesn't appeal to me, but I can't think of a single subdivision that comes close in the three areas you listed.

Dutchtown a lot of nice subdivisions along 74 and it's a quick dash to Geismar/St. Gabriel

But PP's golf course is garbage and their plumbing infrastructure is (or at least was) substandard. I would make the no shade and mcmansions argument, but there's not many subdivisions in the area he's talking about that don't have those knocks against them as well.

Garbage GC > no GC (isn't garbage, just average)

Right? The Links isn't the best course in the world, but it's far from garbage
