Well one red flag is a property with no homestead exemption.
They know what's a rental and what's not.

Why not let the free market work? It's 2016, if you want to know about a property or complex you can look it up or get off your arse and see if it's worth renting or not.

That's not 100% true, you just exempt your highest property, doesn't mean you rent out the other.

I live in town that started a rental inspection program a few years ago. I had to update electrical outlets to GFI outlets in the kitchen and baths. They require a exhaust fan or window in each bath. I had to install a fan. Smoke detectors in all bedrooms. The steps on the back deck did not have a hand rail. Bunch of little shite that adds up.

In the 1800s, people packed their shite in a wagon and spent weeks heading west.
Now, we can't expect them to take 15 minutes to check out a property or move down the street if it becomes problematic.

Do you really believe the local government can keep a registry of all the rentals on the Internet in Nola? I could claim it on my taxes in 2015 and not in 2016 and they wouldn't know.

My renters can't get the electric and water turned on in their name without a copy of the City's rental inspection certificate. The inspection certificate is valid for 2 years.

I went back and read the response from the California company , and that's exactly what they have. responses are on nola.com
