Apparently the city has decided it wants to inspect all rental properties in the city, and charge landlords to do so. I'm sure this will turn out well. Rental prices are going up!

How is this needed? If the rental property sucks, people would not rent it.

The fun part is where are they going to set the "minimum standard?" People with less money will purposely choose properties with less/missing features so they can live in a certain area. If the city sets that standard too high, you've just pushed the poor people out even further. Not to mention the fact that costs are borne on the landlord and through them, the renter.

I had a girl from an environmental group come by my door to donate for their campaign for "curbside composting." We already have trash, recycling, and lawn trimming bins. I had the thought to donate and see if she'd still take my check if I added, "Thanks for your efforts, I'll donate to anyone who is for increasing the cost of living, I'm hoping some of these poor folks move out of the neighborhood."

Sounds like a waste, but it is a necessary evil. It is also necessary in Baton Rouge. When I was a home health nurse in Baton Rouge, I saw some places so bad I wouldn't let my pet rock live there. I say root out the slumlords!!!

The city of New Orleans was founded in 1718. You're telling me we've been missing out on the progress this program could have given us for 300 years?

That's good. People who own those places will let them go to crap sometimes and have zero regard for anyone living in them.

I'm cool with that decision

When people get tired of all the hoops they have to jump through for rentals, they'll just turn around and sell. Shacks in the right neighborhoods are selling for $250+.
Where will that leave the renters?
City hall could care less and might actually like the idea.

I have a rent house. It is always in better shape before tenants move in than when they move out. Sometimes it is down right disgusting when people leave.

Why should I be responsible for the way people choose to live? I give them a functional clean house to live in and they tear it up.

I own several rental units in Nola.

These added costs will 100% be passed on to the tenants.

You can just add a part to the lease where it states that the house was in a state that passed inspection before the lease began so anything that needs to be done after the lease is kept from their deposit, including $X for an inspection.

Not sure this will be mandatory

from the article
quote:

The city wants the program to be paid for through landlord registry and inspection fees with no city funding — although the first year of the program might be paid for by the city to encourage property owners to sign up, committee members said.

With 1/2 Moon in office, you can bet it will be. It's a win/win for him, someone else does the job and the city gets it's cut. Traffic cams anyone?

The way I read that is that they will pay for you to sign up the first year so you are in their registry so you have to comply moving forward.

Right now they have no way to monitor which properties are rentals and which are second homes
