The commute is horrific. I would go out of town a lot after work and come back in the a.m. to go back to work.

The fact that it has taken me hours to get through Livingston Parish on any given weekday morning or afternoon qualifies me as being able to say

"Traffic to and from Livingston Parish is HORRIFIC."

I did qualify my first response by stating (and this is a direct quote) "People I know that live out there like it but hate the traffic."

Prices still headed in the right direction in that area between Denham and Watson? What do you see happening to encourage that trend?

We just purchased south of Juban Crossing.

Very quiet neighborhood, within 10 minutes of Greystone.

My wife and I are worried about the commute (work off Bluebonnet and College Dr atm) but I've heard that it's something you just have to get adjusted to.

The way I see it, it's bad because a lot of people do it too, just the way it is I guess.

If you work a regular 8 to 430 type job at LSU, mid-city, or downtown then I would DS like the plague.

Yes, you can get that generic stucco house on a small lot with no trees on the cheap but you will pay for it by sacrificing an extra 100 hours a week in traffic vs someone in Zachary or Central. Double it if your spouse does the same thing.

Depends on if your time is valuable. If you work irregular hours then it can be a really good value. Getting in and out of DS at 6am or 2pm is not bad at all.

For whatever reason I find that the tap water is not as good in Livingston Parish, where as water in EBR is amongst the best in the country. Must be the treatment and infrastructure because they both pull from the same aquifers.

Schools in Zachary and Central are a little better as well.

Denham's strong point is it's school system. DH Horton has created rental paradise along with cheap, crappy houses as most of their housing is. infrastructure has not kept up with the growth. I would love to see the area around the high school revitalized, and I believe it will slowly make a comeback. We currently live in Baton Rouge and are only moving back because of the schools. Denham is ok, but I find nothing great about it. I will say Walmart on a Saturday morning can be a treat if you like to people watch.
