I hope this gets built and I think it can do well with limited access as previously discussed.

It would be nice for this and Walnut Grove to succeed and hopefully draw some new commercial development as well. I follow the "Developing Lake Charles" page on FB and I die a little inside when I read it because it seems like the thing that most people want is a Golden Corral.

Camellia bridge wasn't there when RR was started so it was a good drive from W Bayou

Lake Charles' mentality with restaurants has always been more food, less price, and quality is an afterthought. I am extremely hard pressed to find a good grilled fish. However, if I want a plate lunch or a Darrel's special ripoff, I trip all over myself.

Walnut Grove is way overpriced but could be really nice. The flood zone will be an issue for the back half for sure. I'm also not sure how the bridge being built from Sallier to Nelson will help that. Some think it will help because it allows the quick connect to the Nelson Area, but who want to pay that kind of money to have the bridge running right next to your house. You already have a railroad running on one side of it.

Is Morgan going to have a school built in with it? I think this and the surrounding area are going to suppress the area big time.

the slab level on every building in WG will be above the flood waters of 2005

We looked at a house on Barbe Street that flooded during Ike.

Ike in 2008 was worse than Rita as far as flooding.

The 600 home development in Moss Bluff is actually off of Theriot Rd. Not quite as far down as Campfire Rd. They're actually tearing down a fairly new 2 story house any day now directly across from Koonce Rd. It will be the main entrance to the subdivision. As a side note, these 600 houses are going onto 300 acres. Basically quarter acre lots.
