I haven't lived in LC since 2002, but it seemed like South LC was getting crowded even then.

This spot by Chenault seems like a good one to me.

This is supposed to try to get white flight back to that area. It is supposed to be the Lake Charles attempt of River Ranch.

Will gentrification work in Lake Charles? That has to be atleast some of the reasoning. It is working in NOLA, but they aren't the same type of cities.

Not really. There is still tons of vacant farm land all around South LC. Now how much of it is Wetlands that would have to mitigated is another issue.

The only other thing I can think of is that putting it out there would put them too close to Gray Plantation and they don't want to compete with Gray.

It could but I have no idea where things would shift to. Barbe area isn't going to give up their part of town anytime soon. Too much money being developed there with the casinos and too many rich people. Moss Bluff and Lebleu Settlement are too far out. Just not sure how things would shift.

It's gonna work. you guys are forgetting the amount of people who have to move into Lake Charles in the next 5-10 years. The population might double. So there will be a fair share of them with high paying jobs that need a nice River Ranch style place.

And on thing is for sure, you have homes with families and money, the business will follow.

I thought about Iowa and you may be correct. It's a sort of a dying area IMO anyway.

I'm talking about the real "hood". Mid-City NOLA and the Freret Corridor are really just unreal right now. I grew up 6 blocks from Freret Street and to see what it and the neighborhood around it has become is astounding.

Will people be willing to move to a mixed area and invest money to renovate properties and actually live there?

Yea it won't be close to double and many of the jobs coming are temp jobs anyway. LC will be able to accommodate the permanent positions that come anyway.

Especially between the booming areas in Sulphur, Westlake, and Moss Bluff.

Oak Park has some awesome houses that would be great for this but it ain't happening anytime soon in LC. People are pushing further out of the center of LC if anything.

this question applies to an area of LC called oak park. the secondary question is if too much damage has been done to the properties

Also, I don't know a lot about River Ranch, (they wanted to build one similar in Ascension several years back) but isn't it supposed to be self sustainable so outside spaces wouldn't really be a burden on the development itself.
