From what I have heard it is doing very well but that isn't in as bad of an area as this is IMO. There was already some nice older developments down there that weren't taken over yet for that development to piggy back off of. Plus, it's by the lake front and water and close to downtown where people want to be. It's also right around the corner from the Casinos.

Haven't been home in several years. What is happy lane? I just can't see a river ranch type development working outside of SLC/Barbe school district.

it's by the PAR group, who are building little 3-10 house developments all over

At least over there, you are near downtown and the racquet club, st pats, the lake, etc.

Where exactly is the new RR type development? Can't mentally locate it from the map. South of 210 but east?

I was kinda surprised they built there because of the flooding. I know they met elevation requirements but I wonder what the flood zone is

Off of Hwy 14 just south of the Power Center where Lowe's, WalMart, and Home Depot are. Behind the McNeese farms off of 14.

They extended East McNeese down through where the development will be.

I don't think those other older subdivisions have ever had issues with flooding surprisingly. I had an ex whose grandparents lived back there and they never had any issues. I am sure the new one will be fine too.

No way in hell is that going to be successful. Why would they do it there and not on some old pasture land south of Tank Farm Rd?

That's what I said. I would rather live by the fish streets (as bad as they are) than over off of 14 by the ghettos.

I imagine. Mitigation isn't cheap. Poor Spook Streams needs the money though.

I never understood why LC and Sulphur developed south toward SLC and Carlyss (except for Moss Bluff). Developing toward hurricanes instead of higher ground. The topography of the land halfway between sulphur and dequincey (with some semi-hills) is so much nicer than the old treeless rice fields in Carlyss.
