Well, most younger people rent in Dallas.

Downtown
Uptown
Knox-Henderson
Deep Ellum
Bishop Arts
Addison
Vitruvian Park
The Village

Did I miss anything? Most of those places have great apartments for rent but I am not as familiar with the real estate market for purchase. Uptown is at least 300k for a basic apartment.

Those places I listed are the hot spots for younger people. Lakewood is probably the most desirable place for all ages in Dallas. Kessler Park and areas around Bishop Arts are full of young people.

South of mockingbird, west of Abrams and east of the tollway. Obviously a pretty limited and popular area. Just sucks because in Atlanta you can find reasonable stuff in buck head.

My wife and I are under contract right now on a townhouse in Oaklawn. Like someone else said, any decent place doesnt stay on the market longer than 2 days. We found an older place and will have to renovate. It's definitely a sellers market. I work in Addison but I love living in the city (Highland Park right now). If you look hard enough, you can find something south of Mockingbird that can fit in your budget. It just wont the be the million dollar home you're living next to.

There is a lot of real estate in that zone under $450k. $250+ per square foot is not the norm.

There are still decent buys, you just have to do legwork to find the right communities. Uptown is littered with eighties construction in need of remodeling. East Dallas is loaded with opportunity. Many historic conservations with decent buys in need of a little TLC. You could get a decked out 3/2 bungalow in Junius Heights with a pool for $450k.

Fighting the DNT / 635 traffic is unbearable. I would prefer to be a little farther south but I can't handle turning my 10-15 minute drive into a 45 minute drive each way.

Is that area not a bit sketchy? I had to look it up on Google Maps to know where this is located. It's close to Jimmy's Food Store which isn't in the cleanest area IIRC.

I work from 5am-2pm so I dont have to worry about traffic. An 8-5 would be a different story.

The whole area has been gentrified over the last 10 years. I own rental property down there in areas that used to be ghetto. No more though.

I agree there is new life but Oak Cliff is still Oak Cliff.

Oak Cliff is a huge area. Maybe half of the city of Dallas land mass. North Oak Cliff is one of the hot real estate markets in Dallas. There is a lot of new development going on there.....retail and residential. North Oak Cliff is full of young professional couples staring families. Honestly, Lakewood where I live is closer to high crime araes than North Oak Cliff.

We bought in north lake highlands January 2015. Lots of well built houses and that area is really nice with the gentle hills and greenery. Houses under 450k don't stay on the market long though. We couldn't live way out, as I work downtown and the wife works near the galleria. Commutes less than 20 minutes.

Market hasn't peaked. There are still people moving to Dallas. Toyota crew hasn't even fully arrived since some of them were delayed to 2017.

This.........The issue is a lot of these companies that are moving their headquarters here like Toyota is that they are coming from California. An employee can sell their homes in Cali for a million or two & come here to the DFW area & pay cash for a newer, better home & have money left over. This is driving the market up even higher. I bought my townhouse in Oak Lawn in 2013 & a little under one year later the one next to me(same exact size) was bought & he paid $70K more than I paid in a cash sale. It is nuts here right now.
