I can see what you’re saying with the older homes in Shenandoah but they are very well kept. Not to mention all the 200k to 300k developments on Jones Creek and Tiger Bend.

We live right near Episcopal and I hope the same remains true. There are 400k+ houses in here still. No crime to speak of for the most part. I hope we can keep it that way. It's a nice neighborhood otherwise

I’ve been looking to buy in 70816 but 70817 seems to be the better bet for long term.

Moved out of Greentrails 2 years ago. Started to see the rot creeping in in the older section and knew it was time to get out.
That and Level homes moving in to drive down the price per square foot.

Dow plaquemine across the river to help produce the smells the other plants do not contribute to makes it a great area.
The land is pure swamp.
My father retired from Stauffer and had cattle land in the area.

My parents live about two blocks away from Malvern Hill. It's a damn shame that this is happening in The dirty Doah. They've lived there for almost 25 years.

Unfortunately those kinds of crimes of opportunity can't really be stopped without gates or fancy HD cameras at every neighborhood entr(still useless if in stolen car).

I grew up on Malvern Hill. I haven't been back in quite a few years but the way I remember it from my childhood was a picture of what neighborhood subdivision life should be. Nice area, good mix of people, safe and well kept. Kids riding bikes to parks and making sure they got home when the street lights came on for dinner.
Really hard to hear this type of thing goes on there now.

Buddy of mine lives on Chickamauga Ave. and this describes his street perfectly. Maybe some parts of Shenandoah aren’t “what they used to be”, but not that street.
Keep in mind that neighborhood sits on one of the largest swaths of high ground in what is basically surrounded by floodplain. One more major flood and that area becomes prime real estate for the foreseeable future.

Episcopal has kept the values fairly steady here. There are a lot of students and employees of the school that live in the neighborhood. No telling if it will remain that way. The flood didn't do us any favors but most of the neighborhood has recovered.
My daughter has 7 years of school left so hopefully it will stay decent that long since it's so close.
