Real estate agent commission

I' m selling a house and was wanting to list it. I only paid 3% last time I sold a house but the agent I spoke with last night wouldn't come off of 6%. Should I look elsewhere?

Yes. I used a realtor with Emerge last year, and without even asking his stated rate was 4.5%.

It's all negotiable. You can pay whatever you wish for your property and the agent can accept or not waste their time.

Offer a tiered commission, pay 6% on first $100,000, 3% thereafter. This works out to 4.5% on the entire transaction.

I recommend no longer than a 90 day listing from personal experience. They will swear 180 days is the "standard" just like the 6% commission, but I want them working to sell my house sooner than later rather than having less urgency at the inception.

Be sure the agreement can be terminated at your option at any point if you can't get 90 days. The standard agreement should have language that describes your ability to terminate by law.

It can be negotiated. If the property is cheaper... they won't take less than 5%. If it's a high list price, you may be able to get them down to 4.5%

Most just want to put a sign sand put it in MLS.

What will they do for you? How many open houses? Will they do extra advertising? Directional signs?

Otherwise, what can they offer?

Thankfully mine sold my house in New Orleans in 5 days.

When we bought the same house 2 years earlier, it had been listed for 4 months.

Not having it full of shite, a manicured property, and some paint really helps

2014 NO market was just as hot as 2016.

People are dumb when buying houses. It had terrible furniture in it, needed some paint, and her stupid tchotchkes picked up.

Furniture leaves with the owner. Paint takes all of a few days. Same with the crap in the yard and paying someone to come out and prune the palm, etc.

You can pay the fee yourself to list it on mls, Show it yourself and keep your 3-6%.

Let's pretend for a minute that you're the agent. You have 5 listings. Here's your list, along with commissions. Where will you put most of your selling efforts?

Listing #1: 6%
Listing #2: 3%
Listing #3: 6%
Listing #4: 6%
Listing #5: 6%

That's correct. Who is most likely to come off the 6% rate - successful agents or desperate agents? Why are they successful (or desperate)?

That said, if I were an agent, I would charge 6% for a quick sale (30 days or less) as a show of confidence and start discounting after 30 days on the market (5% after 30; 4% after 60, etc). It shows confidence in your selling skills as an agent. If time on the market is actually money, both seller and agent should be loyal to that concept - not just the seller.

I have a question on this as well. I bought my house 4 years ago and looking to upgrade and build something in the county. I'm in a good spot that will sell relatively quickly but is it fair that the Real estate agent makes more off my house than I do? (I.e. She made her commish off the builder when I bought it and she will want her 6% when I sell it).

Absolutely you can...all agent commission is negotiable until it's agreed upon at time of listing.

Unless they are actively doing something for you other than MLS then I would skip the agent altogether.

Of course you can negotiate but you absolutely cannot name your price. They have costs and overhead and they will have a bottom line. To just state that you can pay whatever you wish as a commission is just wrong.
