Landlord question | Previous owner neglect

Closed on another property today. Introduced myself to inheriting tenants...great guys. Previous landlord apparently was a dick. Multiple maintenance requests ignored over the months. Landlord also never told tenants she was selling.

My question is do these maintenance requests transfer to me now or would the previous owner be held liable? Things like a broken garbage disposal...also, would the appraiser not bear some responsibility for not reporting things not working?

At the end of the day, I am going to fix it, but I feel that the previous owner was a dick.

I"m sure you bought it as is and these thing all seem like they would be easily discoverable with any amount of reasonable due diligence. I think you eat it.

Did these things not come up in the home inspection? Why didn't you have him fix it then?

Generally speaking you are buying the property in Louisiana as is where is with waivers of all warranties except for hidden defects known by the seller and not disclosed prior to the sale sale( think mold, termite damage, flooding).

appraisers are not home inspectors. Did you not get a home inspector?
Was there a seller disclosure when you purchased the home?

There’s an inspection period in real estate purchase contracts for a reason. If you didn’t get a home inspection, you’re most likely shite out of luck. If you did and the inspector missed a bunch of shite, then I’d be calling the inspector to get a refund for his inspection fee at minimum

I worry about tenants who bad mouth their landlords.

In the scope of things, a garbage disposal is a very minor item. Put in a new one and address their list of items.

Time will tell if they truely are great tenants and the previous landlord was a prick.

I bet the garbage disposal is not broke, check for a reset button on it and then turn the gears of it either from the bottom with an Allen wrench or the top with a wooden spoon until they free up

Just replaced my garbage disposal a couple weeks ago it was $50 and took 30 mins. If your a landlord that will be one of the cheapest fixes to have.

You sound like you are a bit naive and perhaps are in over your head.

If you have other properties and had to ask this question, you are either lying or dumb as shite.

Either way, landlords can be dicks for many reasons, and tenants lie..ALL...THE...TIME...

Did you buy his rental business or did you buy a property that just happened to have a lease agreement between tenants and the previous owner? If you just bought the property and there is no recorded lease then you really don’t have tenants as there is no agreement between them and you. You need to have them sign a lease between them and you.

To your other questions...you are responsible for all the repairs on the property you now own. Unless you bought a business, those previous maintenance requests really don’t have anything to do with you (unless he lied on the disclosure documents).

First thing you should do, is get rid of the disposal. Renters will use it for way more than they should.

When I was in college, my roommate and I told our landlord our disposal wasn’t working. She said, “Go check for beer bottle caps and then let me know if it still doesn’t work.” I’ll be damned if there wasn’t a beer bottle cap in there.
