Considering building a home...questions.

My wife and I live in Tennessee and just sold our house (going through the inspection today). We'll be moving back to New Orleans mid-November. One of the things we are considering is building a home.

We're 37/38 years old. We both have good jobs, no kids and no plans of ever having kids. Our current house is just under 3K square feet and it's just a waste of space for us. We would like something around 2K square feet but with some of the luxuries of a bigger house. An incredible kitchen and really nice master suite and overall open floor plan. The rest of the house isn't as important.

The problem is most houses I see in New Orleans at that size don't have those features. Small master bathrooms and kitchens. Everything closed off.

Here's what we're looking for:
-2K square feet (a little more or a little less is fine).

-One "great room" for the kitchen and den. I've seen plans where you have a large rectangular type of room. On one short wall is the stove and cabinets. Then there's an island/bar that separates the kitchen from the rest of the room. On the far side you would have the TV, fireplace and whatever to make up the living room. Nice windows looking out into the backyard.

-Average sized master bedroom...or even smaller.

-Huge master bathroom. Two person shower wrapped behind a tub. Two separate vanities. Two walk in closets.

-Good to high end appliances/fixtures for the kitchen and bath.

-The rest of the house isn't as important. Two spare bedrooms (one I could use as a small media room and the other a guest room). Dining room would be for resale value only. 2 total baths including the master.

-Location is a big unknown factor. We're pretty open as long as it's a decent neighborhood. Metairie or Jefferson preferable. Lakeview is probably too expensive. Kenner/Harahan/River Ridge is a possibility and about the furthest we would move away. Northshore and Destrehan are nice but too far for us.

Questions:
-Is a $250k budget reasonable? We can spend more, but we would rather not. I think we could make this work and get most of what we want. From what I can see the cost of the land is going to be somewhere between $50-$80K. That leaves $170 or so for the house.

-The other question is are we screwing ourselves if we ever want to sell? Is this too personalized for the size? Our plan is to live here forever, but things happen. Knowing that, I don't care if it's a harder sell...but more concerned if it's an impossible sell. Planning on living here for 20, 30 or more years means I don't care about making the smartest financial decision. I just don't want to make a horrible decision.

Price not reasonable, strict building codes and you will most certainly need pilings at around $15k. A basic house in N.O. at 2000sqft with a garage is going to be 200k+ I am building 4 houses in the New Orleans area right now. Feel free to ask me any questions.

I would not build or purchase a home in NOLA with its shakey administration and economy- Jefferson Parish is a little more stable

Smart money is now on the North Show after Katrina
Covington, Madisonville, Mandeville or SLidell

What you want is not even close to the price you want to pay in Orleans Parish. You could probably get that in Ascension.

The problem is location. Any lot in a good neighborhood in Orleans parish is going to be ridiculously expensive or cheap for a reason. The same (to a lesser extent) applies in Jefferson Parish. You might have a shot at getting a reasonable lot in St. Tammany Parish on budget, but then you have to factor in commuting across the causeway every day.

We built in Ascension and are in one of the nicer neighborhoods. Our cost, including the lot came out to around $132/ft2 living. our cost to build just the house was around $113/ft2.

Bought a new build in Rockwall, TX--20 miles east of Dallas. 4,600 living, plus three car garage (one is separate). Kitchen and family room are decked out as is master and master bath. Five bedrooms, nicest neighborhood on the north side of the town... signed contract on the house in June and got it for less than $100.00 a square foot. Price for the same house in this neighborhood is now $113 a square foot. Needless to say, we are quite happy with our purchase of instant equity.

Problem with building in the Metairie area is the lack of lots for sale. You are going to pay over 100k for a small lot and it is not cheap to build in this city. They are selling lots in Kenner that you could get for around 75k but then you have to live way out in Kenner

My wife and I are building a house with similar amenities and room orientation to what you are describing, just slightly larger (2550 total sqf, 750 upstairs). We're sitting at a little over $120 sqf without the lot and around $145 sqf including the lot. This is in Baton Rouge (City of St. George brah) in the Elliot Road/Tiger Bend area.

Our cost minus the lot gave us 13' ceilings, wood floors throughout, huge master closet, job built showers, 3cm granite in kitchen, granite in bathrooms, nice appliances, ridge tiles (required), brick apron (required), exposed beams, brick columns in house, wet bar, painted brick exterior, and an outdoor fireplace.


I think this may be a fair valuation of what you are looking for, your cost of lot will just be higher anywhere in the New Orleans area.

I used a builder and it was the best decision for me. Yes I could have saved some $$ had I self contracted, but no way would I have been able to have everything lined up like him.
Builder had the house finished in 5.5 months. Never really had any big headaches. Like I stated earlier, I ended up around $113/ft2 and had I self contracted, I probably would have been around $104/ft2 living.

Negative. My wife and I asked around and were recommended a few GC's. We interviewed a handful and told them where we wanted to build and what we wanted square footage and amenity wise. We chose the builder we were most comfortable with and couldn't be happier with the decision.

Haven't started yet, we start moving dirt in the next few weeks. It's been a 6 month process designing and will be another 6 months for completion. Quite the ride thus far, should be worth it in the end.

Didn't notice the slab. Next time I go for a walk I'll have to look at it. We went with mike Murphy. One of the advantages was since he was the developer we didn't have to get a construction loan, he dealt with that. Also was the time table. He said he could build our house( 3,100 sq ft) in 3 months. He kinda lied. Took him 3 months and 2 weeks from the time he broke ground to the time we closed, lol. Still crazy to me that he could do it that fast. Yeah it is a ride that's for sure but it is definitely worth it in the end.

What kind of foundation did yall use for the house? Did they have to do dirt work, then let the pad sit for a while?

We didn't go with a post tension slab if that's what you are asking. They did do dirt work and let the foundation sit for I think a few days if I remember correctly.

Lol. Had a few rather intense moments with the wife during the process. But in the end it was worth it.

Is there a particular reason you didn't do a post-tension slab?
