Yes and no... While it's true that the Realtor fees are on the seller's side of the HUD, all of the money that is being distributed ultimately comes from the buyer. Without a buyer's $$$$ there is no sale. Also a seller will demand a higher price (thus costing the buyer more $$$) when using a Realtor b/c they know they have to give up 4-6% of the sales price to pay commissions.

Just be careful who you are letting in your house.

First question to ask is if they've been pre qualified by a bank for the price you're asking.

Some folks will low ball you cause you don't have a realtor knowing you're saving the commish.

Good advice. I hadn't really thought of that.

Do most buyers get prequalified?

Offhand, I wouldn't think so.

Well prequalified and preapproved are totally different.. Wonder what would you do if someone was prequalified but just under your asking price. Sorta tells you what they would offer at them most. Of course if I went in there and you asked to see prequal letter and it showed that I could afford 1.5x askiing then I wouldnt want you to necessarily know that either.

WAY back in 1993, we got pre-qualified for a home loan so that we could know what range to look in ... being pre-qualified got us into a house before anyone else for one particular house. Bought it on the spot.

So yes, I would definitely think that being prequalified would help especially in this day and age ... as a seller why would you want to wait to sit around and see if somene could get a loan? What if their loan falls through??? That would suck and you'd have to start all over.

You meant pre approved right? You still are not approved with a pre-qualified quote. You dont have to submit all your paper work to get a pre-qual.

there is no doubt that if I know your not paying a Realtor my bid will include that discount esp in this market

It's still better than letting some dipshit into your house that hasn't even talked to a banker.

Not to mention when you are by owner, you don't know who you are letting into your house. A realtor, at least a good one, will make sure they are showing someone houses that can get a loan for said houses.
