Any tips for selling a house w/o a realtor?

Good or bad experience?

I already have an attorney for my paperwork.

i bought mine FSBOBR. and the house was in great condition. As a buyer let me tell you that i passed on 50 homes in the same price range because i didnt want to update everything. update you house it will sell quicker. and be smart do some research on the list price . i made them come of the list price 15k do to over priceing after the appraisal came in 10k less than list price.

I don't think I'll have a problem with the marketing end of this.

I was wondering if there are other things I should be aware of that a realtor normally takes care of. Anything that is maybe not obvious.

A friend of mine used FSBOBR and as I recall, they gave him a packet of information about things to do when selling a house. I think you might be giving realtors too much credit for what their job is. Unless you are an absent seller, such as you've already moved out of the area, a realtor pretty much just arranges prospective buyers to see your house. You're still responsible for everything else.

One thing is dont expect any Realtors to take people to see your house.To me it just depends on how fast you wont to sell.I think you would be very lucky to sell within 6 months

If they want realtors to come they could always advertise it saying agents welcome at X%.

Several of my friends recently sold their homes. All of them actually got jammed up b/c the house sold much quicker than they had planned. One even had 4 showing resulting in 4 offers at or above appraisal/asking price.

Maybe. Its a sizeable (2+ acres) piece of waterfront property. I am actually expecting a good bit of interest. I had the property appraised and am asking appraisal.

This is what I thought and why I decided to try it myself. I still live in the house so scheduling showings should be easy.

so are you buying another house local?if so just tell your realtor that you want him to sell your house for free for getting his name on the new house?Most will do this.You still pay 3% but dont have to do any bullshite for it?

Not NO but it is further south. The waterway is protected by locks and levess so flooding has not been an issue.
