No. The lesson is the space is completely overpriced. Walk-On's might be able to eat some of that shite sandwich.

Not for long if the numbers aren't there because it's not the demographics for such a place.

You could do a sports bar or biergarten if it's done right and offers something to really compete with the level of food in the area. Big menu operations and college bars don't fit though when you consider the market that the area is appealing to, the people living in the high end apartments in the area, many of whom are corporate units with people from out of town who don't care about that and want something different anyway. It's not the appeal for living in the area.

They have plenty of places to eat. You always seem to gloss over the obvious in search of something else. The fact is you have no idea what might work there other than "something different."

I said as much, and yeah, so why would I choose Walk On's over the plethora of really good food options available right there again? What are they doing that will keep people coming in that Champs or Mugshots couldn't handle with their deep pockets?

Actually update the restaurant and make it into a sports bar. Champs had nasty carpet, terrible tv and audio service, and the layout just did not work for me. Mugshots moved right on with out updating anything or advertising for it, to make it a enjoyable/desirable place to go. Like I mentioned in my earlier post, I wont be going for the food alone but I now have a option in the area to watch nearly every game that is on tv that day and it will be clean and updated. I might be in the minority and it may or may not work but it seems like everything those guys touch has been successful.

Beats me. All I know is Walk-Ons makes money and I doubt they are jumping into this with a blindfolded arse first.

Walk On's makes money when it positions itself in its market that desires a Walk On's.

LSU... Obviously!

Coursey and Sherwood.... Good Move because of traffic, location, and demographics.

Other possible locations for success in my estimation would be Siegen, P'ville, Gonzales, Denham, and even Central or Zachary around the new Americana Development.

NO!!! They don't understand the dynamics of the area. Neither did the previous failed sports bars who gave it a go there, yet had marketing who said it was a good move. Yeah, they got it wrong too.

I keep forgetting which successful bar/restaurant you own.

Again, I'm sure if this report is true they did their due diligence. But maybe they should have just asked you.

You keep talking as if Town Center and the surrounding area is some bastion of high society.

It isn't. Hell, isn't there a Books a Million, a Zea's, and a Five Guys in there?

At any rate Walk-Ons certainly has better food than the garbage that Mug Shots was serving up. Everything in that center is a chain I think. This will be a local chain that has proven they know how to run their properties. I'm sure they'll be fine.

I don't have any special affection for walk-ons, but the place gets crapped on a lot. In the spring I don't enjoy much more than hanging out at the back bar waiting to walk over the baseball stadium when the weather is nice.

To be fair, walk one is better than champs and mugshots. Champs had one good thing on their menu, nachos. Mugshots had crappy burgers and it was supposed to be a burger joint.

Agreed it is, as I admitted earlier in the thread. I still don't see it being a draw in that area of town. There are plenty of other areas I think it would be successful in, just not there.

Tell you the truth, just a mile down the road on the corner of College and Acadian where the TGIF was is a much better location for a Walk On's considering Fairway View and Biennville Towers which has a decent percentage of students and certainly the age group you're shooting for. Then there's the fact you're on College, and the Interstate, as well as close to the major hotels where you can take advantage of visitors in for the game. Makes far more sense, and if Hooters can make it and is well established there now, then certainly Walk On's can best that.

Those Bocage ladies can't wait to go to Walk On's for some waffle fries with rotel and velveeta on them.
