If you don't know about it already, check out Star Road and skip Richland and Florence traffic.

Yeah, I discovered that wondrous piece of road about a year or so ago. Saved my life.

I wouldn't mind building a home in that area either. I love that area.

The two biggest driving factors of real estate are location and size. The Louisiana home is closer to a city (Lake Charles) and is much larger than the Mississippi home.

Bingo. shite, if you are single, you could live like a king in MS off $50k per year. It's cheap as shite to live here, which is why it's a pretty popular retirement destination, but damn there is very little money floating around.

It's why I never brought any food to my camp. I could buy camp necessities and eat at the gas station restaurant every meal for less than it cost me to bring shite up there

Where I live in MS, BSL, the homes are far from cheap. Outside of New Orleans I doubt there's a city in LA where you'd get less for your money.

Give us an example

Because from what I see on Zillow, the homes there are cheaper than Thibodaux, LA

Bay St. Louis is a small community with limited real estate, so that's not surprising at all.

I found this house tho

Well, yeah. You wouldn't compare Podunk USA to Manhattan, NY would you?

I guess I should qualified it as Old Towne BSL, which is similar to an historic district.

From what I've read, developers over built luxury condos/apartments in most metro downtowns. Whoops!

That's over behind the casino where I take my son to go mud riding...on the dirt roads. Everything north of 90 right there was leveled in Katrina and outside of the waterfront properties it's damn near deserted.

I guess I consider BSL to only be the desirable areas...which is a mistake...but you really don't want to live outside of Old Towne.

I just Zillowed my house and it says $333k, but that sounds high (though they don't have the correct details of my place). Crazy the prices I'm seeing for my, one of shittier in town, streets.

There is no level of "nicer home" that makes up for living in Mississippi.

If you have money, it's not so bad. $400k home on the Reservoir or Lake Caroline and you're living like a king. You can send your kids to fantastic private schools and you're really not that far away from a great weekend trip. If you have money, MS isn't bad at all. Not my cup of tea, though.

I like some of the coastal areas but you can't get very far away from water or it gets red necky quick.
