Real Estate Prices LA vs MS

Just taking a look at various real estate websites and it's incredible the difference between what you can get for 250k in LA vs MS.

MS home for under 250k

Home in LA for 250k

Why the hell is LA real-estate so expensive? I was able to find some comparable properties for similar prices in each state so obviously there are outliers. Overall, there's a huge difference in value for what you pay. Obviously LA>MS but there isn't that much difference in terms of wages, crime, and culcha' so I just don't see why LA real-estate is so inflated. Took a look at some prices in TX, GA, AR, and AL as well and LA seems to be the most expensive overall. WTF?

Less area for development due to wetlands and flood zones.

Plus who the hell wants to live in the MS Delta.

The LA home you listed is older and has a larger square footage.

The homes you posted have a nearly 1k difference in square footage first of all.

Second, while Lake Chuck ain't exactly the greatest locale, the MS home you posted is located in a town of 21k people and is 20 mins away from Jackson.

I realize that. That was the biggest variance in seeming home quality for the price and didn't feel like linking a ton of them. I did a basic search with some basic criteria and found so many 'nicer' options for that price range in MS.

It all depends on location within the state and city. Both states have areas where $250k will buy a very nice home and other areas where $250k will barely buy the dirt. I don't think homes in general in LA are appreciably more expensive if you are comparing similar areas. In fact, I'd be willing to bet that MS and LA are both toward the bottom in terms of average home price (too lazy to google).

Also, real estate may be in for a leveling/correction in the NOLA area. Rent prices are slowly but surely starting to decline as supply is outpacing demand growth.

My apt. in the CBD gave me a 10% discount for the first year. Over a year has passed and the landlord hasn't told me that they were raising rent, let alone taking off the first year discount.

They know that shite won't fly because over 50 brand new units have come on the market on my block alone.

Maybe things will heat up again when the VA hospital is completed, but I can think of several hundred units that have come online in the CBD alone in the last 12 months.

Honestly, I would much rather live in MS and be surrounded by trees and within a reasonable driving distance to a nice coast, than be surrounded by rice fields and crawfish farms.

Yeah, Brandon is part of the Jackson Metro Area. I live in Brandon by the Reservoir. There are a lot more people in this real estate market than in Lake Charles by a long shot.

Still, real estate is pretty cheap here. You can get a lot of home for $300k in MS. I'm sure that can buy you a lot of home anywhere in LA that's not Baton Rouge or New Orleans.

It takes me almost 3 hours to get from my house to the Coast. I'm from the Coast and I was closer to Baton Rouge than Jackson.

Because although currently depressed, Louisiana has an economy.

If you don't have a specialized degree/license, work at a gas station, or drive a logging truck in MS, then you are unemployed

Those coasts are just as if not more accessible from the major population centers of Louisiana than the major population centers of AL (save for Mobile) and MS.

NOLA is closer to all those beaches than Jackson, Montgomery, B'ham etc.

If you don't know about it already, check out Star Road and skip Richland and Florence traffic.
