re: Anyone used "online" mortgage lenders? - bobaftt1212
I would check their closing costs and rates. I periodically check our mortgage guys rates/fees against the other options and he always seems to beat them....

re: What should my tenants' new monthly rent be? - bobaftt1212
why not see if you can get them to agree to 1500 but $250 a month accumulates to be used as a down payment if the exercise the option? That gives them 3k to use to closing costs and downpayment should they exercise the option (They won't) and if they don't it lets you get a little more than market ...

re: Vanguard holding account - bobaftt1212
I learned my lesson and caught up. I am going to move the money from my holding account into the wellington fund each month around the 15th. I just want thoughts on a better place to hold it than the standard holding account to get me through 2017....

re: Vanguard holding account - bobaftt1212
To prevent timing the market poorly. This is my contributions and my wife's contributions to our roth. I'd hate to drop 22k into the market at historic highs and screw myself if the market dips/corrects in the next year....

Vanguard holding account - bobaftt1212
So I funded my roth for 16 and 17 and am going to move $900.00/ month to the wellington fund to avoid putting it all in at once. Knowing that this will take roughly a year would you park your funds in a bond fund instead of the holding account? ...

re: Used Car Strategies - bobaftt1212
I do only see them occasionally but I have seen 3 or 4 that had under 50k miles in that trim level in that price range. I am a patient person so I am fine taking several months to buy. I have heard that prices are also a little inflated this time of year because of tax return time....

the collection company isn't going to tell the university it is paid until the last payment is made. Otherwise you would make one payment get the diploma and hang them out to dry. I am surprised they let you continue attending with that hanging over your head....

re: GPS trolling motor question - bobaftt1212
thats kind of the point though. Being able to follow the contour lines and navigate to waypoints is hugely beneficial at least for me as a freshwater fisherman. I also loved using it for near shore wrecks in 100 foot of water. No anchor to worry with....

roth contributions this year - bobaftt1212
So I fully fund my roth every year in April and trickle the money in over a couple of months to avoid buying all at once. Any thoughts on a stronger strategy given the heat of the market right now?...

re: buy here pay here trailer park - bobaftt1212
I'd make darn sure I was legally setting up the notes. Dodd Frank made it harder to finance mobile homes (so I am told) It also seems like there may be some predatory lending law that prevents you from forcing them to move it but if everything checks out......

re: Tarpon Fishing in April - bobaftt1212
I just want my dad to catch a big one. He has talked about catching a tarpon as long as I can remember. I just want to see it happen. The cost/ availability of peacock bass make puerto rico an interesting proposition. Fishing is about 200 a day less than in the US. Place to stay is about half t...
