re: How intense is an FHA inspection? - Clay1582
It's really not an inspector it's just the appraiser. Basically if you don't have any rotten wood or peeling paint and the roof is in good shape you'll be ok. If you do have to scrape and paint something, be sure you put some plastic down and keep the paint chips off the ground. That will be flagged...

re: Real estate cash flow strategy--punch holes I'm this idea - Clay1582
If I do rent the lots, I will own the paper so it they don't pay, ill be the bank and ill just take the down payment they gave me to make any needed repairs and start over again. Real estate cash flow strategy--punch holes I'm this idea - Clay1582
I'm thinking about buying some mobile home lots around 4-6k and move a used single wide (4-6k + 1500 move/setup). Total investment would be 9500-13,500 per unit. They should rent for $550-600/month. I could also owner finance the trailers for 240/month for 60 months and rent the lots for between 1...

re: Any banjo players here? - Clay1582
Yeah that's a good way to describe me too. I've played guitar for about 15 years so the left hand stuff isn't too bad lol. Yes it's a 5 string. I have been into a lot of Mumford and sons stuff lately but I also like some old bluegrass as well. Thanks for the link!...

re: Are you helping or hurting if you buy from Goodwill if you don't need to? - Clay1582
[quote]GOODWILL CEO and owner Mark Curran profits $2.3 million a year. Goodwill is a very catchy name for his business. You donate to his business and then he sells the items for PROFIT. He pays nothing for his products and pays his workers minimum wage! Nice Guy. $0.00 goes to help anyone! S...

re: Fishing the red river in the morning - Clay1582
Did not go well. Lol. Sheered a bolt off the trolling motor so we were at the winds mercy and basically just floated the east side of the river. Caught one bass. Heh. But it was nice to at least get out on the river. ...
