I've dealt with Brett Robinson as well as Kaiser also. I've always gotten good deals thru VRBO dealing straight with the owner.

That relatively new condo that they built next to The Palms. That place is fiya. The Turquoise I think is the name.

Turquoise Place is the best and most expensive "condos" on Gulf Shores/Orange Beach. Why rent when you can buy this little place. Only $3.2M.

If you go to Fort Morgan, you aren't far from Gulf Shores, so the gocart track and the waterpark are still doable. And I think you can rent kayaks and stuff down there as well.

Call Fort Morgan Realty - rent a house, with a pool right in the beach

Down here now - water is perfect - beach is perfect - no crowds

Plenty of stuff for teenagers to do:

Tubing
Parasail
Rent a pontoon
Jet skis
Charter fish - gulf or bay
Golf
Bon Secour - Jeff Friend Trail
Tuesday evening Fort Morgan Tour

I know you are trying to rent your place, but the OP def said he wants a balcony overlooking the gulf.
Caribe is a nice place, but it's technically on the bay and it's a pain in the arse to get to and from the beach there.
