Going price for deer lease is this too high?

Found a lease today that i am going to go ride and see. Guy wants $33/acre but comes with a two bedroom fenced in camp that has water/electricity. Two ponds on the property. Pine farm / hardwood mix but they are in the process of cutting the hardwood right now. Just wanted to get a feel for what others are paying. I would much rather spend some extra $$ than deal with a member based lease and not be able to invite friends and family.

Before it was sold by International Paper Co, Diamond Island was leased for 40 per acre. 33 for LaSalle seems pretty high, esp if they cut all the hardwoods.

ETA: A friend is paying $30 per acre for 474 acres between Woodville and Ft. Adams, Ms. Hunting way better there than most of LaSalle Parish.

I'd say that price is awfully high for LaSalle Parish. My old man hails from Jena and often said they ran out of deer in LaSalle Parish when he was growing up in the 70s.

it is based on what is worth to you. If it is set up to hunt a few at a time, if the camp is a nice set up, if you will use it a bit, if there are fish in the pond, turkeys? a wood duck roost? All of those things can lead to a fun time with you and another splitting it for a year.

Id much rather spend 4k and use the shite out of it for a year, than spend 1500 and go on a few decent hunts.

Not terrible, but not great there are timber company and school board properties in Mississippi going for $30-35/acre minimum bid without any lodging. If there is a decent creek system that is exempt from logging that would help.

I looked at it on Google Earth today. Was not interested without knowing the price but sure wouldn't pay that!

holy shite 7-13 an acre most places in bama, but you pay a lot more for a camp house etc.Try to get them to 30 bucks. Dont let everyone freak you out on hardwood cut. The hunting will actually be better for a few years, but long term that will suck. find out when they are cutting etc. if it is year round they will be dragging out timber in middle of deer season and u will be fricked. Either way that is probably why the previous leasor left the property. Or just no deer.

Dollar an acre for 500 acres here. I'd say a buck an acre but that would be a stretch.
